"The housekeeping staff did an amazing job. Immaculate. Dated property that has some cosmetic updates, but infrastructure still has issues. Hard work to get hot water. Lacking blackout curtains for those light sleepers. Location is amazing...the beach outside the rooms saves this place. Fire alarms went off in the night...twice. Couldnt be comped because we purchased third party through expedia."

"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"Literally right on the beach. Walked out my door and in 15 seconds was sitting in a beach chair at the edge of the sea wall with a white sand beach before me watching pelicans dive bomb into the Gulf. Room was clean but not fancy. Parking was only issue, very narrow and limited spaces. However for the price and the location (hello, the beach) you can’t beat it! I will be coming back here next time I come to the beach on the Gulf."

"Older resort. It was difficult to find the office; had to stop by the Hilton to find it. Need to have a big sign that says New Hotel Harbourside Resort before you enter office parking lot. It was very cold and WINDY, so they waived the park fee. Condo was clean. Could have had hangers in the closet. Not much space for clothing. No suitcase holder in either room. Staff was very friendly and accommodating. Will go back to Harbourside again."

"The room was very clean and even had a refrigerator. I liked that they supply you with body wash and body lotion. The breakfast was very good as well. "Stayed here for Phillies Spring training. Location is great. Easy to get to ballpark and easy to get to the beach. Hotel was in pretty good condition and staff were very friendly. Our room was adequate. The bed was comfortable and the AC was good. The bathroom could use updating and maintenance (our sink drained slowly and the shower was in need of refurbishing). I used the gym. It was small but adequate for my needs. We didn't use the pool. The complimentary breakfast was good."
