"One dude of the property is beside a fast food and ice cream bar and for some reason they play music extremely loud our first morning it was 8.45am the second morning was 8am it was quite disturbing and took away any tranquil feeling I had and wanted. Our third morning I don’t know what time they started as we left the night before so we could sleep in and not be woken by loud music. Our room number was 114 avoid it if you don’t like to hear loud music."

"We stayed here for 5 days and from the time we walked in everything was great and the staff was so helpful! Especially the gentleman at the desk Moe! From getting us a rollaway bed, to giving recommendations when it rained and we had to pivot our plans. He was so personably and truly cared about us as guests! "We really loved our two nights day at Phil and Ann‘s. The rooms were clean. The air-conditioning worked great the staff was wonderful. The room was quite small but recently updated so everything was new. The beds were comfortable pillows were nice linens, spelt clean, and fresh. Love the little amenities on the property fire pits, basketball volleyball, badminton little putt putt, mini golf. We would definitely stay there again to enjoy a few days in Rhode Island."

"Disappointed. Room is outdated and not fully clean. I decided for this place based on reviews and was looking forward my stay but what a disappointment. Not to mention the breakfast included is totally unhygienic."

"Severly needs updating. Paint peeling, unfinished cabinetry, pool closed, ice maker broken, only 1 front door worked, musty smell and overpriced. Coffee cream is hard to find and no housekeeping at all unless asked.second floor deck looked like a hurricane just passed through."

"The staff was friendly enough and the lobby looked and smelled clean. The room, however, wasn't up to the same standard. There was chipped and falling paint paint from the ceiling in the corner by the AC. The shower had rust stains on the floor and walls. The toilet seat was loose too. We didn't bother changing rooms because it was late, and we stayed over for only one night. The pool was great, and the proximity to stores and food are a plus. I rate the stay a 3/5. A better room would have made...
