Any more then 1 traveler, avoid floor #3, as there are stairs to climb and you must leave luggage/belongings at foot of said stairs, if multiple trips to room are required. "There was no hot water in the room and the mattress was worn out and lacked support. I left with a back ache. When I brought the lack of hot water to their attention in the morning, I was told “yeah room # - doesn’t have hot water in the sink, you should have tried the shower.” There was no way I was going to shower with cold water. No price adjustment was made. The property has a beautiful view of the lake, and a quaint ambiance. I want to support local business, and I did not want to travel to a large chain hotel in Pembroke, even for a cheaper price. Overall, the Sands could use some improvements. For the $200 price, I was seriously disappointed. Make the trek to a better hotel for your money. It had recently snowed, and the walkway was not cleared at all. "
