Goodseed Suites was essentially as expected. Room was small, but its an adequate base if you’re planning on doing a lot around town and need a place to sleep.

Ignore the photos, the actual room was awful. It has a loft with a tiny mattress (my feet hung off) and upon closer inspection it didn't look structurally sound at all. The 2nd bed was a fold-out chair that was broken. There was a heater, so the top bunk was super hot while my friend froze in the bottom. Roaches are inevitable in hotels but I typically don't get the chance to observe competition between multiple species- from an entomology perspective, this was the best part of the stay. Oh and there was violence outside out window all night so probably not the best area.

The room was a good solo travel stay for a weekend excursion. It’s got the basics. Think of it as a stay in a studio apartment.

Room is small but efficiently put together and had modern rennovations. Had everything I needed including AC (window unit). Support was available whenever I called. I was initially worried by cashapp/apple cash warnings telling me not to send my deposit because it was a potential scam, but just received my deposit back in full. Therefore I can recommend this place if you’re looking for an affordable option.

So how cheap are you or need to be currently?

Had to wait around trying to enter because instructions (passcodes) to enter the building wasn’t set in advance and the person rudely answering phone “check your email” (wasnt there. Had to call back). (The outside door lock is LOUD and basically advertising “not from here” to anyone on that street. (And this is a rougherrrrr a looking street). The pillow case was FILTHY and look ran over (bed dirty too but lesser). AC in the window (in october) but not installed correctly so cold air AND BUGS can enter underneath. There were 2. A roach on the entryway wall. A roach in the bathroom above toilet under window. Bathroom has no soap and the same generic liquid as shampoo and as conditioner. (No dish soap either). Bathroom window lock broken and slides open. Bed has a metal frame that creaks (not sure if “headboard” is loose enough or what but noisy). Not as noisy as outside all night long though. Not sure if people hangout on their stoop across the street or what but outside talking and hollering hntil about 02:00. Also plenty of sirens to be heard and a passing train (amtrak?) blowing its horn. Bed is on the stiffer side if that’s your thing. Not sure if this is a starter investor or something but this place is cheap and makes you feel every bit of it. If you’re priced out for a night in the area then take this but be advised and self prepared. This is not “a deal” this is a “what it’s come to” so book your Philly stay accordingly.

The photos of this "unique boutique suite" are not accurate. The "suite" we rented was about as small as a closet. The lower twin "bed" was a folding chair that turns into a "bed" and it was broken. There were no fitted/top sheets, pillow cases, duvet covers, etc. There were two thin and small pillows for the lofted twin bed. We called management. The manager answered, his child was crying, he immediately let me know the bed was not broken (I have video but am unable to load to this review). He said he had to let me go because he was talking with another guest. He said he would call back but never did. It was 9:30pm and my daughter and I were exhausted. We had to leave. The Goodseed Suites is no longer communicating with me. Do NOT stay here!

The area around the property was so unsafe that I couldn’t even use my stay at this property. Cars were vandalized and broken into, with drugs and alcohol taking place outside of the property. I contacted the property owner and they were unwilling to work with me. Very disappointed!

I have stayed in many places before but not one that had no soap, no shampoo, no hot water, less than 1/8 of a roll of toilet paper, and a couple of paper towels. If you just need a clean safe bed that is all you are gonna get. Ubered to and from with driver to wait until I got in the door before leaving. I did let the property know that at minimum I needed a roll of toilet paper but none was delivered. As always you get what you pay for and I was ok with that. I also am a superhost and know how inexpensive a box of 200 mini soaps is. Not having soap or hot water to shower in is just plain disgraceful. Been there, done that. Will spend more and stay in central city next time.

I had a fantastic stay here! I will definitely come again. The room itself was impeccably clean and comfortable. I felt safe in this very secure building and it had nearly everything I might need - kitchenette, with Keurig, mini fridge and toaster, a Smart tv with streaming service, large comfy bed, ac, sturdy blinds, quiet building. I would have given 5 stars all around but there was a slight problem at check in where they accidentally assigned me a room someone else was already staying in which was awkward. But I will say they resolved it immediately and professionally even though it was after 11pm at night. I was in my correct room within 10 minutes. The only other issue was the room was lacking some cleaning supplies - no dish soap, no paper towels or sani wipes to wipe up spills, no hand soap and only 1 roll of already partially depleted toilet paper. I’m guessing because they had to reassign rooms last minute maybe they didn’t have time to ensure the room was stocked. I will just make sure to bring my own next time just in case. All in all - a wonderful stay. Easy to get in and out and although the neighborhood looks a bit sketchy I felt safe and it was a very convenient and easy 15 minute walk to Temple University to see my daughter for family weekend.
