"The main pool had not been cleaned at all in the 3 days that we were there. There was tons and tons of things from trees floating everywhere in the pool. It was so bad that myself and other guest asked for a net so that we could clean up. But there wa sjust so much that it awful."

I can handle an older place that is dated. This hotel is those things but it’s also dirty and smelly. There were hairs on the refrigerator door and a child’s toy underneath the bed. The room smelled like years of cigarette smoke and mold. I very rarely give terrible review but I don’t want anyone else to fall for the trap that I did...

"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"Great property with beautiful, well-maintained swimming pool. Great staff was super-helpful. Brendan bent over backward to assist us with our inadvertent double booking. Nice room with super view of the water and nearby islands. Heartily recommended! So nice we came back for an additional four nights. Will definitely come back."
