The location is excellent with walking distance to French Quarter and a lot of shops bars and restaurants. The room was very clean with the exception of a rug in the bedroom that has had better days. Some of floor boards in the living room need to be replaced. They were too small and had large gaps in some areas. I'm not sure what was happening with the property itself but there was a HORRIBLE smell of fish and trash throught the entire building. We traveled with family and friends who were on different floors and the smell was the same. The only way the smell didn't stay in the rooms was if the A/C was on around 67 degrees. Other than that it was good stay.

This space was a great value in a great location. Room was as described, it was a large space considering the downtown location and price. The bed was super comfortable, but the pull out sofa was less comfortable than average pull out sofa. I do feel like the listing pictures of the pool were intentionally misleading, it's basically the size of a large hot tub, so it definitely used some really creative camera work or digital editing to create the listing pictures. There's are definitely other "high value" downtown hotels with amazing rooftop pools (the Holiday Inn just a block over for example) if that amenity is important to you. Also, while our individual room didn't smell unpleasant, the lobby and hallways are quite pungent with seafood and urine-like odors. It is a shared building with a parking garage and trash area of a seafood restaurant, but it was very difficult for some in our group and they would cover their faces coming in and out. The windows (even on floors 12 and 14) block much less sound than other downtown NOLA hotels we have stayed at, so that should be considered for light sleepers.

It was fairly noisy at night with people revving engines and such but did ok with a sounds machine and ear plugs. I was disappointed by how small the pool was. It was nice because it was so close to everything though, especially since our vehicle had issues and was out of working order for several days until it was fixed. It was also helpful to be able to get food close by as well. I’m guessing the smell in the halls is from the seafood restaurant that is close. Thankfully, the condo did not smell like the hallway. Overall, decent for the price.

The main living area has water damage going down the wall from the ceiling. The half bathroom I had to open the tank up to rig the toilet to flush. Both bathrooms in the bathrooms have active mold. Which I have pictures of. I have asthma and COPD with other lung issues. This was by far scarier than being enclosed room with 90 people. This was supposed to be relaxing before my surgery and that is not what I experienced. What they call a pool is wrong. It's a hot tub for four.

I truly wanted to enjoy my stay, especially being in a city as vibrant as New Orleans, but unfortunately this condo fell well below basic expectations for comfort and upkeep. The bathrooms were the most concerning. The tubs were visibly aged, one was chipped, and the shower heads were rusted. The ceiling and corners around the tub were cracked, which made the space feel neglected rather than simply “lived in.” Cleanliness and maintenance in a bathroom are non-negotiable, and this unit did not meet that standard. The main living area also showed wear that should have been addressed. The primary couch had a noticeable stain, and one of the bedroom windows was cracked. Ventilation throughout the unit was poor, which made the space feel stuffy during the stay. Beyond the unit itself, the building’s common areas were disappointing. The hallways, lobby, and elevator areas had unpleasant odors that were hard to ignore. The fitness room appeared dated, with rusted equipment that was barely functional. New Orleans deserves accommodations that reflect its charm and energy. With proper maintenance, cleaning, and investment in updates, this property could improve significantly. In its current condition, however, I would not recommend it

The security was nice and respectful, the room was very clean and tidy nice view, the pool was a little smaller than expected, not for swimming just relaxing

Lobby & hallway smells like a meat market. The apt is clean, but right outside the apartment’s window are 25 ac units that are so noisy that you can’t hear the tv in the apartment. 2 stars definitely need an upgrade.

We loved our stay! One thing to note is they start you off with some basics such as tp, paper towels, dish soap, etc. but don’t guarantee any more. We were VERY appreciative they brought us some more tp when it was needed. Very clean & great security. Would definitely stay again.
