Such a great property, the staff are lovely. The only reason why I rated lower than a 5 was the shower pressure. It was so bad. It was actually funny. It made it very difficult to wash your hair.
So conveniently located and quiet. The bed was SOOO comfortable. The pillows, mattress and sheets were fantastic. I need to know where to get them. Love that you are dog friendly. Breakfast was a nice easy touch. Front desk staff were lovely
Fantastic day from start to finish. The hotel accommodated all of my requests. The location is excellent, with parking across the street and a plethora of fantastic food options nearby.
Staff was great, however, the rooms need to be updated and cleaned better. Paint peeling off walls in bathroom, floors, curtains dirty - not well kept. Only 2 sets of towels for 3 guests? The breakfast was nothing to write home about, and the plates and utensils were not properly cleaned which is an immediate turnoff. On the positive side, the location is convenient, parking nearby was fine, and the staff was helpful. But overall, for what we were charged, we expected a lot more.
I enjoyed my stay at this quaint boutique hotel. The staff was extremely helpful and kind throughout my visit. The hotel is tucked just off Rittenhouse Square on a charming side street, and walking to Walnut Street for shopping and dining couldn’t have been easier. The complimentary breakfast was lovely, and the rooms were tastefully decorated. I truly loved my experience here and plan to stay again anytime I’m in Philadelphia. I would highly recommend it to my friends.

Liked: Cleanliness, staff & service, amenities
Excellent location, beautiful hotel, super friendly and helpful staff, and reasonable rates. The continental breakfast was even nicer than we expected. We would gladly return!
I loved the room - “The Gilded” - I was given! It was so clean and spacious. Everyone working at the Franklin was super nice and accommodating. Lovely continental breakfast. And in a perfect location!
Cons: awful room at ground level & next to the ally. Meant we had truck traffic from around 5am when bins were being collected. Floor was filthy. Looked as if it had just been touched up with paint but no one had cleaned after. Bathroom could have been cleaner. Dust on toiletries, hairdryer etc. we had to ask for the air con remote as apparently other guests had broken it in the past - which I guess is fair enough - but odd. Molton Brown toiletries were in old faded bottles - so lot of refilling.
Needed more hooks to allow for storage especially in bathroom. We had a small storage cupboard but didn’t use it as it was dirty.
Pros: great location. Good bathroom/ shower fittings. It’s a good little place - just a bit more care around the cleaning.
The staff at this hotel are excellent, accommodating and super helpful. They made the stay. the property location is perfect, right off Rittenhouse Square. Our room was a little worn and way to hot.
This was the perfect location for us to spend New Year's day and attend the parade. The front desk and restaurant staff were all super friendly and helpful. Our room was very quiet and comfortable.
