The directions for check-in were clear and concise. The room was nice, comfortable with a few nice amenities like beer and sundries. The only issue I had was the noise level. The water system makes a very loud and disruptive noise for faucet, shower, and toilet. In addition, noise carries in the lobby and there were guests who returned to their room after midnight. We woke up several times for the lobby noise and the noise of the water system.

I stayed 3 nights in the executive single. The neighborhood is great. Lots of amenities nearby. The metro is a 8 minute walk (the property is uphill). The building is very nice and secure. There are several “B&B’s” in the building. The check in was easy. And the room was clean. The photos of the hotel make it look much bigger than it is. There are triple pain, windows that block out most of the outside noise. However, the walls in this place are paper thin. You could hear everything from your neighbors. My room was between two rooms. In the three nights, I was there every room turned over to someone new the next day. The building is old and the doors are heavy wood. As someone else in the reviews mentioned, they really need to upgrade the key system to electronic. Because between the slamming of the doors and the clanking of the heavy keys, it creates a lot of extra noise, especially at night. Two of the nights I had neighbors who came in late and were quite loud. I would suggest a white noise app for a good night sleep. Although it was noisy, it was a great deal in a very expensive city.

So this is not like a regular hotel. There is a reception area, but most communication with done over whatsapp, and the reception area is only staffed when they are expecting someone to check in. They send info on how to get in to the building and to the reception area over whatsapp. The elevator is really small and you do have to go up some steps to get to the elevator. They do have housekeeping available every day. The room was clean and comfortable and there are a lot of restaurants nearby. The air-conditioning was the best we had the entire time we were in Europe (we visited 5 different cities), which was good because Rome is HOT! I only gave 3 stars on the to the surrounding area because there is an office building across the street from the hotel and during business hours there is always a crowd of office workers that crosses the street to gather right in front of the entrance to the hotel for their smoke break. If you are a non smoker and you are there during the work week, it can be quite uncomfortable getting in and out of the building because to have to walk through the big cloud of smoke and the office workers leave cigarette butts everywhere.

It's a 6 room property and the rooms are very comfortable. They also let you adjust the ac to any temperature. Only issue is the on property person is there for 4 hours a day.

We have never stayed in a guest house before so this was unique. I loved how personal it was. Like you’re staying in someone’s best guest room. Roberto was so amazing! He contacted us before we arrived and let us know when the room was ready and then went the extra mile and reserved our taxi for our early morning drive to the airport when we were leaving. Super great customer service and really comfortable, clean place to stay. Close to a lot of the main attractions of Rome. Great place!

This is a self service facility. There are no staff to help you in person. They communicate via WhatsApp. They texted me a PDF with a string of instructions and code to get in the building when you arrive. I wasn't expecting having to stand outside reading a pdf on my phone to figure out how to get in the building and the room. Specially after a long train ride and walk in 95 degree weather. The room and the building are nice though. Just don't expect any service.
