The photos on line are obviously old and do not reflect the condition of the fixtures and fittings, which are shabby. There was mould around the shower trim. The room was relatively clean but because of the condition of the room it didn’t feel clean. The bed was comfortable and clean but that was about the only positive. The reception was supposed to be open 8.00am to 8.00pm but when we arrived no one was there for checkin. Also it was frequently shut, when we checked out we had to go and search for someone and I found the cleaner. There appeared to be just one person running the whole place. Also the manager didn’t consider the customer when he parked his car.

Property is in need of a lot of maintenance. Local staff are very accommodating and friendly. Owners need to put a lot of work into the property as listing photos are clearly very old and therefore misleading.

Location was good, the rooms were spacious and well equipped. The pools were ok, but the heated mineral pool was overpoweringly smelly and the outdoor pool was too cold for swimming. The pools were drained and closed the second night we were there.

Comfortable room with kitchenette. Staff walked in on us while still sleeping two mornings which was a slight disappointment. No other worries.

The property just felt dirty, the kettle was super dirty, the frying pans were oily, the mugs were dirty. The bed was uncomfortable. The wifi was absolutely terrible.. so slow it was basically unusuable.

The motel looked old when we arrived at the entrance but the bedrooms had been refurbished. New beds paint wallpaper and carpets and clean throughout. Got to be fair for what we've paid for so we're very satisfied. Wished the staff learned a bit more about Rotorua. We asked where to go for a Maori concert and have hangi food, she didn't understand what we're asking.

The property was well presented and the staff very friendly. The only minus was an electrical fault at about 9pm which was not rectified for about an hour and no torch or alternate light source being provided.

Very close to busy roundabout so traffic noise is a problem . Bathroom drain partially blocked . Shower Spa in need of repair . Room in need of overhaul / update . Nice and warm though

Staff friendly. It is advertised online as family friendly, however the playground is unsafe. Family suite was ok, would not stay in any other rooms. The 2 bedroom apartment is very small. I think the bathrooms and kitchens could be cleaned more thoroughly, floors sticky.

Friendly staff. Room was ok but there were lots of bugs - earwigs and mosquitoes in the room. The bed was uncomfortable and pillows were really uncomfortable. The shower head kept falling down and all functions in the shower did not seem to work. The kitchen was good and well stocked.
