Everything was perfect! I just wish we wouldā€™ve booked an extra day. There was so much attention to detail from vintage glassware to artisan soaps and plushy robes. We canā€™t wait to go back again!

A hidden gem! We couldn't have asked for anything more! Jen and Vicki were so attentive and courteous and took the time to chat when we would see them as we were heading in/out for the day. Centrally located to so many attractions. From restaurants to museums all within 10 miles. The parking on-site was limited to a few spots, but we were aware of this beforehand. Only once did we have to park off-site, but it was a well lit lot and parking was validated. The small courtyard was beautiful with hanging lights which gave a wonderful ambiance. The gate was secure and needed a keypad to enter. We took full advantage of the outside seating, especially since it was 40 degrees when we left home in Chicago. We relaxed and enjoyed a specialty coffee in the open lounge area which they have on each floor. They have books, games and flavored sparkling water. Our room was immaculate and we loved how it was decorated. Oh my gosh was the bed comfortable! We sunk into the soft sheets with the down pillows and comforter (made it really hard to want to get up, lol) The bathroom was large and the shower had a rain shower head and lots of hot water. The cleaning staff did an amazing job and they were so nice and friendly. We have no doubt we'll be coming back to Austin and know exactly where we'll be staying! Thank you Vicki! Hope to see you and your staff again soon!

This hotel is such an extravagant experience! The claw foot tub, the carefully curated art, the espresso maker on the communal patio. It was all incredible.

We are so glad we chose The Frances Modern Inn for our vacation in Austin. This truly is a wonderful find. Vicky is a brilliant host. Each room is thoughtfully designed with all the comforts you need for a relaxing stay - the most comfortable bed & pillows, fabulous shower & wonderful bathroom amenities . The complimentary coffee machines and chilled flavoured sparkling waters on each communal floor is a wonderful bonus! I couldnā€™t recommend this place highly enough for your stay in Austin.

The hotel itself is outstanding. Check-in was easy. The room was gorgeous, clean and easy to access. The small touches were great such as a robe and other in room amenities. The bed was so comfortable and the comforter was amazing, I slept like a baby. My only complaint is the parking, but I donā€™t think thereā€™s anything the hotel can do about it as they are limited. It seems like itā€™s just all of Austin that has an issue with parking.

The room was clean and very nicely decorated. I prefer an actual reception desk with a live person to greet me rather than a text with a code to open the door. It was convenient but not warm. The property and surrounding area is a bit gritty. If you like graffiti and food trucks, this neighborhood is for you. There are fun restaurants in walking distance.

The Frances Modern is a self-service boutique hotel perfectly located in hip East Austin ā€” a vibrant neighborhood with great boutiques and dining options. The property is very charming, with cozy, bohemian dĆ©cor and thoughtful room amenities that make for a relaxed, comfortable stay. Thereā€™s excellent coffee and sparkling water available in the communal area, which adds a nice touch. On the first floor, thereā€™s a terrific East Asian restaurant, and just steps away is Paperboy ā€” an excellent spot for breakfast. I recommend making reservations for both. Communication was outstanding ā€” any time I had a question, I received an immediate and helpful response. I would definitely stay here again.

An amazing stay at the Frances Modern Inn. Highly encourage you checking them out. I travel nearly every week and often stay in the big brand properties - predicable, sometimes good, often average. This place has so much character, and the owner gave us a great run down of Austin when we arrived. Rooms are all unique, have balconies, and a great patio area right out your front door - with sodas, coffee, and comfortable coaches and seating available. Super spot to begin or end your day with a glass of wine. Neighborhood gives you easy walking access to PaperBoy, Franklins and so so many other great dining and shopping options. Rooms come with a fridge, cold water, and great bathrooms with nice tubs and showers. A gem of a place !

Wonderful spot! Room was super clean, bed was very comfy (Iā€™d say medium soft), blackout curtains worked great. Excellent location too. We were in town for a show at the Moody Center and this was very convenient. Would definitely stay again!

If you like unique boutique hotels you must stay here!! So much good to say about the property and its location. Brittany one of the Inn keepers went out of her way to make us feel comfortable and to help me find an allergy friendly restaurant we could walk to for lunch. The only complaint was the lack of parking. Otherwise everything was above expectations! We will absolutely stay here again.

We thoroughly enjoyed our stay at the Frances Modern Inn. It was a perfect location for our needs. And our suite was very clean, tastefully decorated and very comfortable. We also really appreciated the keyless entry to the property and our room and the complimentary water and sparkling water in our room. There is limited on site parking but such was only a minor inconvenience.
