Beautifully decorated rooms, you walk into a cafe when you enter then the stairs lead you into your room. There are no elevators. The room and attached bathroom was spacious for my family of 4 with 2 kids.

Perfect for a weekend in Edinburgh
This was a family trip to the Christmas market. The location is fantastic, walking distance from the station, perfect for seeing all the attractions, shops and eateries. Everything was ready on time of us arriving, The restaurant in the building was fantastic and the staff were amazing. We will be back

THERES NO HOT WATER! I was so freezing coming back to hotel and ended up showered in freezing cold water! The hot water only lasted 10 secs and switched back to cold! Quite disappointing. But it was clean and spacious.

The only difficulty was that the stairs were steep making it difficult for me as i have a bad knee. But the room was absolutely beautiful.

Location was wonderful - very close Waverly/Royal Mile and is also surrounded by lots of more quiet (and excellent) restaurants and pubs. I had probably the best Italian meal right downstairs! Also - the showers are wonderful! Possibly the best in the UK! No bathtub, but a fully enclosed stall with serious water pressure!

Being from the states I would never had booked this hotel in June knowing it had no air. When we arrived at 3:30pm no one knew where are room was. The started to scramble around. They finally said they had a room for us. But it was on the second floor. No lifts which is normal for older buildings but they had no one to carry the bags up for us. We had three big bags and my husband has a lung disease and it’s hard enough for him to walk up stairs let alone with bags. But the stairs are not regular stairs its a spiral stair case with narrow steps. The room was nice but you do get a lot of noise coming from the bar downstairs. All through the night you hear lots of bottles being put in trash. I will say the owner did bring us fans and that definitely helped. When we came the temperature was the hottest they had seen in awhile also. And you do get to smell the cafe aroma all day. But if you need someone they are available only from 9-5pm.

Lovely place, friendly staff
The staff were all very friendly and the room was lovely. Really central location and parking nearby was handy for our Saturday to Sunday stay. It’s not super obvious when you go in where you’re supposed to check in but it smells like coffee and cake so it wasn’t a problem!

Great central location. Room was lovely. Really spacious room and exactly as in pictures with no trick photography used to make it look bigger. Great for travelling with teenage son. Some good restaurants nearby and cafe food was great and staff really friendly.

Loved the rooms, they are amazing and one of the best bathrooms I have seen in a hotel. There was 2 things I didnt like, there is no proper front desk or lobby, and there is no elevator, with 30 foot ceilings, and 2 floors, it was tuff taking our luggage up the long stairs.

The downgraded my room without checking with me and didn’t refund me the price difference. Very irresponsive and staff at reception /cafe working on site has no clue what’s happening upstairs

Wonderful hotel at the city center with nice Italian restaurant nearby. Beautiful and clean property with a self check-in facility. Wi-Fi wasn’t working and cafe at the hotel closes at 7 PM.

Great location. Close to train and attractions. Only challenge was that they did not have an elevator and we were on the top level.

I recently stayed at the Hanover 71 Suites on a Friday night. The hotel was soo cute and very conveniently located, I was able to walk to everything! The room had it's own out door seating area and it was very spacious and clean. There is a very cute and yummy cafe in the lobby and when I checked in, I was greeted by name and they had been expecting me! The ONLY issue I had was that there is a nightclub right next door and as I stayed on a Friday night, the noise from the patrons leaving was SO loud! Obviously all the young people out and about having fun but I was not able to sleep a wink. I am sure this would not be the case on a Sunday- Thursday. I will be taking this into consideration next time I book!

Wonderful bed and breakfast! The room was spacious and gorgeous. So was the bathroom. We didn’t try their included breakfast but opted to pay for their non included breakfast on the last day at the cafe. It was worth it! And the location was perfect! Walkable to the train and all the shops and food an sites!

Bright central base of operations.
The location is central, the rooms spacious and bright. The bed was comfy. The only thing worth considering is your cardiovascular health, I had to walk two majestic spiral staircase stories to get to my room. There are bars nearby, and because it's very central, it's vibrant at night - you will hear some noise if that's a concern. But it certainly didn't bother me. There were towels, soaps, coffee/teas and a kettle.

Place was beautiful. Very clean on the surface. However, when I had a bath and turned the jets on a load of brown scum came out of the jets. Such a shame because the place was nipping clean elsewhere. Maybe make sure the jetted tubs are cleaned properly.

Very noisy road
The land lady is friendly however arrived with no bedside table lamps, broken bath tub faucet which was a known fault. When sofa bed is converted to bed the access to the room is completely blocked. TV remote only half functioning. Although not property's fault, the noise level is so bad until 2 in the morning the weekend we stayed so it wasn't a relaxing stay.

Beautiful room, and amazing location! Super comfy bed and lovely shower! Only downside was the 10am checkout and that as the room is at the back of the cafe, as soon as the staff arrived just before 8am we were woken up as could hear every word of their conversation and coffee machine cleaning!

Amazing gem 💎 of a property.
Without a doubt the most beautiful surprise, the owners, the apartment, the food in their cafe (devine & vegan friendly) were simply excellent. I couldnt fault the welcome, the friendliness and the luxury, for a city centre location, and so reasonably priced, I'll never have to troll properties again, as long as its available after this! 😂
