This is a budget option with no amenities, mediocre rooms, and limited staff. The only positive here would be the location– situated just a few minutes walk from Newport Beach and nearby many restaurants and shops.

LOVE this property! I treat myself once a year to the "Little Inn by the Bay"! Just a short walk to the beach, the pier, the Crab Cooker and Blackie's by the Sea. Add in the guaranteed parking, and it is SO worth it!

The location is fantastic! Walking distance to everything and safe parking. Clean and comfortable but completely basic, no frills. My only con is that it was summer and so very hot and there is no air conditioning and NO fans! We baked all night long even with all the windows open. But we the location was really fun.
