"Lining of pool was coming away, paint peeling and chipped and bits in pool . Hot tub not working. Chip in the bath , sink plug missing, we were given an adjoining room which we did not need and it made it very noisy from the guest in that room during the night . Breakfast was ok. Not may choices of restaurants near buy but adequate for our journey stop over"

"The only reason for 4 stars and not 5 was the front desk clerk the night we checked in. She was on a personal call (ear buds in) and instead of asking the person she was on the phone with to wait she asked me to wait for her to finish her personal call. Otherwise our stay was fantastic. Very clean. Friendly staff. Breakfast is what you expect for a free breakfast. We visit the are often and will be back."

"My husband and I had a fabulous stay at Baxter Manor. We were in town for a volleyball tournament and felt lucky to find a place so close to the venue. This was our first time staying at a bed-and-breakfast, and it set the bar high! We stayed in the charming rustic cabin in the backyard, which was cozy and full of character. We also got a peek at the bedrooms and bathroom inside the main house, and they were lovely too. Our host, Jim, was very personable and we enjoyed chatting with him and the other guests. He was incredibly accommodating and took the time to make every guest feel welcomed and comfortable. Since several couples were coming and going, he thoughtfully helped coordinate bathroom use so everything ran smoothly. In the morning, he made fresh cappuccino (my hubby really wanted to try one) and had orange juice ready for us. He also shared the history of the home and the surrounding area, which we loved learning about. The other guests were wonderful as well, which made the whole atmosphere friendly and relaxed. We'd happily come back anytime we're in the area. Highly recommend, especially for anyone visiting for an event nearby!"

"Unique property in the middle of a juniper forest. Units feel like a private residence. Spacious and well cared for amenities such as pool, playground, pickle ball, basketball. Even RV accommodations. Freedom to explore the surrounding forest. Lodge and accompanying lawn area can accommodate fairly large groups. Staff is friendly and efficient to help with your plans for a stay here. Historical towns and the Manti La Sal National Forest mountains give visitors much to do."
