Une superbe vue pour un calme parfait

Une vue fantastique sur le lac. Accès direct par un ponton. De grandes chambres, parfait. Attention aucun service de restauration disponible sur le site, il faut passer commande et un livreur vous apporte les plats commandés. Pour le petit déjeuner il est préparé et livre le matin à l’heure que vous désirez.

Perfect in every way. The view and accommodations were beyond expectation. I stayed in the Villa Jade and Bambu. Highly recommend either.

Nisa and Rosa went way out of there way to make us feel comfortable. Rosa comes to your room to make a beautiful breakfast for you while you enjoy your lake view. The property is pristine and all the villas are unique but share a spectacular view.

Balam ya è un posto incredibile, tutte le ville hanno una vista spettacolare sul lago e dei vulcani, la accoglienza è delle migliori, ottimo servizio, disponibilità eccezionale di Niza e di tutto lo staff. La colazione ottima ci è stata servita nella villa in terrazza da Rosa, all'ora scelta da noi. La villa davvero stupenda. Ottima attenzione al cliente e varia disponibilità di orari e prezzi per tour organizzati nel lago e dintorni. È stato un dispiacere andare via. Assolutamente da ripetere!

Service provided by the General Manager was excellent. But, there were numerous areas for improvement at the property. Only those that are able to climb and descend dozens of stairs will be able to access the property and this is not previously disclosed. Issues such as clogged shower drains, broken cork screw, broken binoculars, warped door, no blackout curtains, etc., should not occur at a property of this level.

The perfect place to stay

Beautiful rooms and grounds with amazing indoor/outdoor living. Location was perfect in that it was close to Panajachel but private and quiet. We walked into town once but then ended up mostly taking tuc tucs (which were cheap) as the road was fairly busy and took about 20-30 minutes. Nisa was a wonderful host and arranged everything for us in a very timely manner (rides to town, massages, kayak, food delivery). The rest of the staff was wonderful too and happy to help us with anything we needed. This was the last 3 nights of a 10 day trip and it was the perfect place to end the stay as we could not have been happier.

Overall our stay at the Villas B’alam Ya was disappointing for the following reasons: The reception office was closed when we checked in. We had to try multiple phone numbers to get in touch with somebody to finally check us in. Upon checking in we were told that the previous occupant had messed up the key but it should still work. It did not work and in fact broke in half. We asked to have the key fixed and returned to us and it never was. We were unable to lock our villa for the entirety of our stay, which was extremely uncomfortable for two women traveling alone. The villas are super understaffed- the property manager is very sweet, but she does everything from reception to guest services and is not always around. Any time we wanted anything we had to ask for it via phone or text message and then wait for a response, which was usually answered late or not at all. When we wanted to leave the villas we needed to order transportation and hope that our request was received. Overall the place was a little run down- linens were stained and musty, windows and doors did not fully meet walls. This was really more of a family camp-like place than a resort. The price we paid for our stay here was double what we paid for a beautiful hotel in Antigua with far better conditions, ammenities and services. I would only recommend staying here for large groups with their own transportation and only if they were able to get a much better price than we paid ($160 per night for a queen bed)

The property itself is absolutely precious. It is right on the water, the villas are great, its very private... exactly what we were looking for. The management, however, was not great, which greatly effects the property itself as well. There are major updates that need to be made, there is never anyone in the reception, and it was nearly impossible to communicate with the hotel before arriving. Once we were there, communication was a little bit better, however, they were still absent. There was no check in where they gave us the information about the property, took our credit card info, etc... we were just shown to our room and left to figure it out. we had to ask other guests about how the property worked. Because they never took our cc info, after leaving we received a text asked for our cc number so they could charge us... As I said, overall, the place is precious, but they need new management and to update.

Peaceful place with great views and service!

Located just outside of bustling Panajachel, these villas provide a peaceful and relaxing respite. We were greeted upon arrival by a porter who took our bags to the villa. Shortly after we were settled in, the property manager stopped by to orient us, provide her contact information, and offer assistance with anything we needed. Throughout our stay, the service was impeccable. Whether it was Nisa calling for food or a tuk tuk, Rosa serving us breakfast, or Victor helping us start up the barbecue, each member of the staff took great care of us in his or her unique and considered way. In addition to amazing views and plenty of amenities, our villa had everything we needed. There was even a "minibar", which offered food and beverages for purchase in a pinch. One pro tip: if you ask ahead of time, the staff will have groceries delivered to your villa, which will save you a trip into town. With that said, being chauffeured around the bumpy, busy streets of Panajachel to pick up groceries was an endlessly fun and memorable experience that I'd highly recommend. If you want to be well taken care of in a peaceful, relatively remote location with great views and the comforts of home, this is the place for you.

It is a lovely property with a fantastic view I don’t have any complaints as such but I will say this ( if you want an honest opinion ) please get screen doors to the deck so we can leave the door open without letting the bugs in or the squirrels

Excelent Hotel with amazing views!!

If you want to stay with the whole family in Lake Atitlan this is the place!!! Nice staf, beautifuly decorated room. Completely stocked. Just you need to know there is no restaurant on premises but there is s full kitchen, so bring your food and you are done!

Amazing place. Kisa , the manager takes care of everything. Great location. 5 min Tuk Tuk to town. Water taxis pick you up at the hotels dock. No reason to be in busy town.
