"I truly enjoyed the closeness of the beach and the views out of my window! The proximity of the pier, the amazing sunrises and sunsets! April in Newport Beach was perfect! I kept the windows open and enjoyed all of the sounds! I found the place easily and the parking! I’m so glad I ignored some of the other reviews but I can imagine that if you are there during high tourist season, it’s a much different story! Also, the jacuzzi tub was fabulous! "The property was very clean and well maintained except for the patio chairs on our balcony. The woven plastic was broken at the edge of both seats where the back of your knees would be when sitting. The raw ends of plastic would snag slacks or scratch skin when sitting. The chairs need to be repaired. Everything else was wonderful and we would stay there again!"

"This is favorite place to stay in Newport. We have been staying at Newport inn for the last 6 years at least twice a year. Staff is awesome and helpfull. They have beach chairs, beach towels, umbrellas, boogie boards, beach toys and bikes. The walk to the beach takes roughly 3 min. There is also a playground in the back if you have children. Parking is included in the price, which is unheard of with every other location charging around 20 dollars a day, i believe. If you are visiting Newport to...

"The room was clean. The beds were comfortabl but the pillows were so thick they caused us stiff necks. Day light could be seen between the door and frame. We went for breakfast once but it was disappointing so we didn't bother with it again. There was very little seating in the eating area and it was miserably hot anyway. But we would stay here again."

"Breakfast was amazing! Went both mornings I was there. A great bargain for the price. I liked that I got to eat a good breakfast before heading out. Sausage, eggs, waffles, bagels, toast, lots of drinks, coffee needs an upgrade 😉, just all around great breakfast! Room was big, clean and pillows and bed was very nice. Not lumpy. *big pickup trucks were parked in the handicap spots. Not nice. "

"This place is dirty- I do not recommend staying here. The floors were dirty as if no one swept or mopped. The shower curtain had a stain on it. There was a random dirty towel in the closet. There were dirty shoe prints in the shower. And the bedding and bed was low quality. There was no fitted sheet on the bed- just a thin flat sheet. I was not going to be comfortable sleeping in such a dirty place so I ended up finding a new place to stay. It’s like they didn’t even try."
