Location is good although their sign is very small so you might drive by there two or three times.. Is noted parking available and is it really was not parking I had to jump up to curbs on my big bike in order to get inside for security. Frankly the biggest problem I had was waking up in the morning the room was extremely perfume fragrance and I don't know if that was for the smell or bug killer that I felt ill and had a migraine headache as soon as I went outside it was getting better
breakfast was very minimal and actually I hate to say it but the orange juice was old and turn bad
Due to the recent events in the world, we ended at Nicole and Stephane's place. We were immediately feeling better, Stephane and Nicole and their staff took care of us like if we were part of the family. The hotel is located in an area without works so you can have a good sleep. We will go back for sure, food and pool were also great, so many good memories and laugh in this difficult times. GO 252!!!!
We had a warm, kind, professional greeting from the receptionist. Because we were obviously hot we were given a cold towel to refresh ourselves. We should have paid £48.86($63.19) but because we have Expedia Rewards points, the price was £34.92($45.16). The room was clean, as was the toilet and shower room. A/C was great. The bed was firm. The food was great. The hotel is less than a ten minute walk to the Eclipse Bar and a twenty-five minute walk to the Royal Palace. The hotel has its own tuk-tuk. I've stayed in five star hotels. I got what I paid for. This hotel is great.
Lovely property and a kind staff. Staffing did seem to be limited, though, and business seemed to cater more to outside guests coming for a meal and a swim; all staff were performing multiple roles. The property is lovely and clean, but some of the rooms could use a good updating—and a refocus on hotel guests.
Horrible experience at this hotel. Actual worst experience ever! I stayed 3 weeks in Cambodia, went to 4 cities this was my 4th hotel and was the only hotel I complained about. Everything about this hotel is super cheap and expensive for no reason.
The hotel power went out on us twice (pitch dark)! And the AC was not working properly. I called the owner up twice and she denies it and said it was working fine. (She turns off your AC when you take a quick stroll outside and tries to tell you she has a computer that automatically turns it off) Mind you this was our 4th hotel of the trip and all the other hotels AC worked fine so we would know if it was working or not.
This experience was so horrible, it was so hot and went the lights went out the second time I booked another hotel at 10pm and just left.
Really nice, very quiet despite being in the middle of down town. lot's of lovely trees and sun on the property. They gave us a free upgraded room with a lovely balcony. It also has a a nice loooong lap pool with little cabanas on the side. Nice onsite food, we tried the Khmer sampler plate and were VERY impressed. Everything was very clean, but we forgot toothpaste and they didn't have any so we had to use some salt! That aside, it is close to downtown and the owner is super helpful and friendly.
Excellent Breakfast at the hotel and if you are adventurous try the Thai food just 100 meters from the hotel .At the entrance of the hotel turn left , its next to a guest house . Try their steamboat, its fresh and super .
The 252 is in an area which is a little unkempt but a short tuk tuk ride to the river and other sights in Phnom Penh. There is a pool at the entrance and a bar/restaurant next to that. We enjoyed our Khmer tastier dinner and breakfast was tasty too. However, portions were small, only one piece of bacon and a tiny amount of butter and jam, we did ask for some more but even so there was barely enough for our bread rolls. Our room, 20, was comfortable and spacious with a large bathroom. It was on the top floor with no lift but it wasn’t a problem as we were helped with our bags on arrival. It would have been good if the air conditioning had been running before we arrived at the room as it took quite a while to cool down. The staff were polite and helpful on the whole. They arranged for a transfer to the airport which was reasonably priced. Overall a good overnight stay.
Owner is German Swiss who speaks German, French and English; thus hotel is European quality. A great source of local information. Very helpful. Quiet location.
The hotel is located in a very quiet area, no sktechy bars and restaurant unlike the riverside area. Very clean and spacious room. Will come back for my next business trip for sure.
Sub par level of amenities, small things that add up. For example, no phone in room, safe didn't work and no elevator. No extra bedding in the room.

Nice, small boutique hotel. The French only is very nice, and the service from the staff was excellent. Take the time to try out the restaurant as the food is good as well. A lot of western and Asian choices. Good wine selections from France.

The hotel staff and owner are very friendly, helpful and respectful. The hotel reached out to us before we arrived to arrange a pick up at the airport. We arrived very late to the airport, after midnight, and the driver was waiting for us and the hotel staff we very friendly when we arrived. The rooms are clean and quiet, and the hotel is refreshing. The location was very convenient and we were able to arrange for tuk tuks at the hotel to take day trips downtown and out of town. This was our first time in Cambodia and we loved our stay here and would highly recommend staying here. Thank you.
