"I really enjoyed my stay. It looks like I stayed while the place was being renovated. My room looked brand new. The bed was so comfortable, soft amd clean as well as the pillows. I loved having a couch to relax on. The towels looked brand new so soft and clean. The breakfast was delicious and filling. Staff was do friendly and i got the place at a great price. I hope I have to go back to the area to stay there again. Thank u so much for an enjoyable time. "

"This place is charming and nestled in the woods of east Texas, it’s great for unwinding and getting away from the city for a few days, beautiful outdoor deck for birdwatching or just relaxing, Room was very comfortable and clean, the breakfast that we ate was outstanding, the owners were very hospitable and we will be going back. "This hotel had been recently eremodeled. The lobby was very pleasant as was the room with walk-in glass door shower and new bedding/furniture/fixtures/flooring. "

"Mold, peeling walls, torn up floors, toilet would not flush, light switch when you first walk in didn’t turn any lights on, light in vanity area would not turn on. Vents were rusted and hanging off, smoke detector was just open wires hanging, door would not close completely and the lock was henge was broken. Linens on bed were dirty. "

"This room was a delightful surprise, especially considering the price. There were no frills. We didn't find shampoo, a hair dryer, or a box of tissue in the room. What we got was a very large single bed room that included a microwave and small refrigerator, clean sheets and towels, plenty of soap, etc. Everything was spotless. Coffee was available in the lobby when we checked out. The only issue we found was road noise because the property sits off a busy road, but the fan on the heating/ AC unit drowned that out. We slept well on the comfortable bed. If we find ourselves in the Sulphur Springs area again we will be staying here."
