"Got this as a gift for our anniversary. This is really a wedding venue and most folks seem to stay for the wedding and are up late and making noise and then out the next day. We had a 2 night stay - no room cleaning service for the price. We were just around corner from reception which doubles as a wine bar in afternoon, hangout in evenings and breakfast bar in am. "We really loved our two nights day at Phil and Ann‘s. The rooms were clean. The air-conditioning worked great the staff was wonderful. The room was quite small but recently updated so everything was new. The beds were comfortable pillows were nice linens, spelt clean, and fresh. Love the little amenities on the property fire pits, basketball volleyball, badminton little putt putt, mini golf. We would definitely stay there again to enjoy a few days in Rhode Island."

"They only had stairs as we needed an elevator We attempted to shorten our stay from 5 nights to two and the ow er refused So we left and were charged!!! They suggested moving us to 3 different rooms 2 different rooms each night on the 1st floor and the. Back upstairs? Made no sense.!!! They would have had plenty of time to rerent the room ?"

"The location is absolutely perfect - an easy walk to the wharves and all they have to offer but tucked off to the side so that it’s quiet and not right in the middle of the bustle. Beautifully situated on the harbor with a lovely outdoor terrace area. The rooms are clean and comfortable, and the staff are friendly and helpful. Parking is by valet only, which is a little annoying, but they are quick and friendly."

"Severly needs updating. Paint peeling, unfinished cabinetry, pool closed, ice maker broken, only 1 front door worked, musty smell and overpriced. Coffee cream is hard to find and no housekeeping at all unless asked.second floor deck looked like a hurricane just passed through."
