"The room smells like it has a bad drainage system. Once we enter the room and it smells like the toilet has been backed up. The fabric spray provided was useless. Attitude of staff were mixed, some discrimination were definitely present. Felt harrassed by the staff to settle the bill due to deciding to have extra guest in the room which we also had already decided to pay for. "

"Great for 5 adults to enjoy the Japanese futon beds and home. One western queen, 3 futon beds, 2 baths, kitchen, washer/dryer combo (which I did not like as the drying made everything wrinkled as if drying clothes after a wash spin cycle and took over 3 hours). Would like to have a drying rack or hangers to dry the clothes. "This is our second time staying at this place and we just love how it’s in the center of Gion district surrounded with the best food spots. We also love how close it is to shopping, nishiki market, karaoke, all the fun stuff!! The space itself is huge and the onsen is just the cherry on top after a LOOONG day of walking/exploring. It’s < 20 mins away from Kyoto station as well."

"Beautiful house with great design in really great neighborhood. For us it was okay but the stairs were very steep so keep that in mind. The bathroom is outside so not sure how comfortable this is in the winter. But it was a nicely designed bathroom and the foot bath is a great feature after a long day of walking. "

"Great hotel in an ideal location. A staff member met us and took us to our room to check us in. The unit had two bedrooms and a large living room area for eating and television. Beautiful room. Great location next to a scenic temple. We had the breakfast in our room. It was tasty and a reasonable price. I highly recommend it! "

"This was such a cool spot. It is in such a convenient area with a konbini and lots of restaurants all near by. The house overlooks a school yard which is honestly kinda cool to see what japanese culture is for school kids. Its also a great view of the sunset. The homeowners were very communicative with all of our questions and very helpful. Cant recommend this property enough!"
