The central area was good. Really convenient was the grocery store right across the walk and the two restaurants right beside were good quality and price. Inconvenient was the no AC allowed at all if the outdoor temp is below 25°C. The windows open and along with the outside air comes the outside noise. But, that's Venice. The shower was small. Might be difficult for a bigger person. All things considered, was pretty good.

Do not book this hotel- there is no one at the property and no response when you message or call. We called because the AC was not working, they said they would send someone, no one came. Parking says it’s on site and it is not, we had a hard time finding parking and when I reached out hours before we arrived I didn’t get a response but 2 days after we checked out. Lots of hotels in the area, pick a different one.

Room was very clean, centrally located. Teresa was amazing. Only issue could be the shower size for a larger person, it’s a tight squeeze to get in and out.

Good quiet stay

Very clean, comfortable new room. If you are after a quiet out of the main part of Venice spot this is perfect. It is a bit of a walk to St Marco, however it does have restaurants and bars close by with a small convenience store right at front.

The stay was good. The only issue we had there was no fridge (it was hot outside and cold drinks would help a lot). Also the AC is on timer and you have to turn it on all every hour.

The hotel was nice but we prefer to stay somewhere that has an actual front desk when traveling, if there are any issues its nice to ask someone in person to speak with, we also noticed there were no hooks for hanging things & there was a family next door with a baby & several small children that were very active so & we could hear them speaking, crying & running up & down in the room & the stairs, we asked for a fan or to turn on the "fan" mode on the a/c system to help tune out the noise but that was not allowed, so I would say bring ear plugs but the place was clean & the restaurant across the street was EXECELLET, its not high end but is VERY GOOD!

We thoroughly enjoyed our stay at Grifoni Hotel. The best part of the stay was interacting with Teresa in the mornings and enjoying her breakfast and amazing cappuccinos to start the day! She’s very hospitable and extremely helpful for tourists who aren’t familiar with the area. I would suggest packing lightly because Venice doesn’t have roadways that vehicles can travel on, the walk from where you’ll be dropped off to the hotel is a little under 3/4 of a mile and includes several sets of stairs and small bridges that need to be crossed. I would highly recommend the location as it is in the center of the city yet not on the main canal so you avoid some noise from the lively city. Enjoy!

Teresa made the difference as in service, great! For future guest, I recommend to research as we were not giving the "heads up" about certain laws that have to fo with A/C. Overall, who doest love the idea of Venice.

This property was in a great location. Easy to walk to from train station. There is grocery store right next to it. It included a nice breakfast. The room was clean and nicely decorated. The bathroom was clean and had a large shower with a hand held. Although there isn't a front desk the property provides codes so you can access the property's main floor and a storage room where you can leave your luggage before check in and after check out (that room also includes a toilet). My husband had left his medicine in the room when we checked out, and we were so thankful that the cleaning staff found it and contacted us shortly afterwards just as we were about to leave on the train and we were able to run back and get it. Thanks.

If I could give a 0 I would. They kept sending broken links to upload documents. It took forever to get that sorted with them, but eventually we did. Then come check in time and they never sent the codes to get into the room. I had to find another hotel at 10pm. I texted and called them at 7pm (was supposed to have the code at 3) and no response. The next morning they casually text, sorry we forgot to send you the codes. They wanted me to then come at that moment. I said no. Completely unprofessional to leave people stranded because they forgot. Expedia eventually did a refund. The relocation service on Expedia though was not good. The only thing they could come up with was a hotel 45 minutes outside of Venice. I did a search at 10pm and made one phone call and had a new hotel. Not sure why Expedia had such a hard time.

Once we booked Grifoni, I have to be honest, I saw some reviews and was upset that I couldn’t cancel my reservation. I expected the worst and was anxious leading up to our stay. However, there is absolutely nothing wrong with this boutique hotel. We had no problems finding it. I used Apple Maps because Google Maps gave directions over nonexistent bridges. Apple Maps provided two routes to get there from either the Ferrovia (train station) or Piazzale Roma (bus terminal). I was under the impression that finding the hotel would be a huge task, as the reviews had suggested. To my surprise, we arrived after only a 12-minute walk with no problems. Keep in mind, my young children, husband, and I had five pieces of luggage to haul in the incredible heat. The room was spacious and perfect for my family of four. The bathroom and shower were also excellent and larger than many of the bathrooms in 4-star hotels we stayed at in Italy. We didn’t opt for the included breakfast since there are plenty of cafes nearby that offer breakfast options. Let’s face it, as another review mentioned, you don’t go to Venice to spend time in your hotel. The location is great, just a 15-minute walk to the Ponte Rialto and St. Mark’s Square. This boutique hotel is exactly what it claims to be: a quaint, accommodating place that serves its purpose.

Plus was the cleanliness and the newness of everything. Off the beaten tourist track so quiet but quite hard to find. Poor directions (pictures) from reception. I’d booked a room with 3 beds - one for my daughter, one for me. However on all three nights only the one bed was ever made up. I slept on a mattress for three nights despite repeated phone calls to reception who said the cleaning staff did not understand and there’s was nothing else they could do! The bathroom was spotless. It there were major design problems as the shower flooded the whole floor each time it was used. At breakfast the tables were so tightly jammed it was impossible to sit comfortably. Whilst eating breakfast kitchen staff on their phones or washing up very noisily in sink which was less than a metre away. No music or privacy so all guests would whisper to each other. With some customer service training and some appreciation from the guests point of view this might eventually be worth a stay but I’d give it a month or two.

It was a freaking nightmare ! Don’t go there! The hotel is clean and well placed BUT no service at all !! You are not able to speak to anyone. You have a phone number to text but only from 9:00 to 18:00 Monday to Saturday … outside of this time frame you are on your own. No emergency number. Nothing. So if you have a problem like we did … good luck. You arrive, you have a code for the front door and a code for your room. Around 18:30, the power turned off in our room on our second day. Which also caused the number pad to our room to not work. We were stuck outside our room… The door would just not open. We tried calling the owner but no answer, no emergency number, nothing. We tried to call for help until almost midnight, where we figured out that the owner is only available from 9:00 to 18:00 Monday to Saturday... Luckily some friendly other resident (who also had issues with the service) offered us a twin bed that we took down in the lobby where we slept… Honestly if I could’ve put 0 stars I would’ve.

My friend and I travelled North of Italy and Venice was our last stop. It was unfortunate that Grifoni Boutique was our least favourite stay. We weren't comfortable and were looking forward to returning home. The good thing was, we were only in Venice for two days and maximized our time exploring that we were only in our room to sleep and shower. Pros: - Right across the grocery store. We stocked up on fruits and water - Away from the tourist crowds but within walking distance to the main attraction. If you haven't been to Venice before, the streets are always congested and we preferred a quieter area. Cons: - Not comfortable! Our room was very humid and we didn't have control of the a/c. We visited in the spring and keep in mind, it will get hotter if you're visiting in the summer. The bathroom was very moist and you can see the condensation on the walls. - We were spoiled from our other stays and had cleaned towels everyday. Grifoni only provided one towel per person the entire stay. Since the ventilation in our unit was poor, we were drying ourselves in a damp towel. - The bed was very springy and pillows are flat - You can hear everything. We can hear every step from the person staying above us and their conversations. - Since there is no front desk, I contacted staff by WhatsApp. We asked if there was an iron in our rooms. As well, we inquired how to book a porter to take us to the train station. They took two days to respond - after we checked out.

Great location, close to train station and water taxis. We liked that it was in a quieter neighborhood but still had excellent dining options within easy walking distance. It was nice to retreat back to the hotel after visiting the busy tourist attractions.

Not much to say good or bad. This isn’t really a hotel. It’s a room with a code used to entry. There is no front desk. No one to call if you have an issue. Communicating leading up to the stay is basically zero. Expedia also can’t really do anything to help communicate as the Grifoni doesn’t really respond to Expedia either. That said, the room was nice but small and once we got the instructions on how to get into the building and then the room, it was fine.
