Great location, across few restaurants, walking distance to store. While a nice property , some visible wear and tear on furniture, walls. Bfast bufet , was good with decent choices, but dinner menu was limited, with plain burger consting 26euros! Overall good experience for one night.

The staff was super friendly and very accommodating and the rooms were nice , however you could tell they were run down a little with no renovations completed recently. Dirty walls, random plaster spots on bathroom door, shower stains on tiles. This is mostly just from. Long time usage without proper maintenance. Overall it was a good stay and worth the price and location alone if you don’t want to stay directly in Venice.

Tired and needs investment

The hotel is in a convenient location for accessing Venice but the hotel is dated and needs significant investment and renovation. It may have been world class in the 1990s but worn carpets, disfunctional electrical outlets, poor heating/cooling system, and a very poorly lit and dodgy underground parking area make it an economic - but not ideal holiday choice. However the staff are helpful, pleasant and able to respond in multiple languages.

The hotel area was good but not much around it. The bus station was right in front of the hotel which was convenient. It was about 15 minutes bus ride to the island. The hotel itself was not equipped with advanced facilities the air conditioning was very old and had to be turned on by the hotel in reception area! The breakfast was very good with lots of choices.

We arrived early our room wasn’t ready but they still were able to get us checked in before 3pm. The free WiFi is lacking. Breakfast was ok. The room was adequate for our needs we were a family of three. Staff was helpful and friendly.

Excellent staff and great breakfast but the hotel felt like a refresh was due. Nothing drastically wrong, just looking a bit on the worn side and the windows need cleaning. The area is ok but not as buzzy as you are led to believe in the blurb. For example, there is a marina on the doorstep but I didn’t see any boats. That said, I would stay there again at the right price.

Worth the stay

Upon reading a few reviews about the hotel, area and quality of breakfast, I nearly booked elsewhere. So glad that I ended up booking at staying at this hotel. Firstly, the breakfast is one of the best spreads I've seen and I have absolutely no idea as to why some have criticised it. The food is fresh, plentiful, high quality and the largest range / offering I've seen in a long long time. The area is perfectly safe. Yes, there is a little bit of graffiti but you'll get that anywhere. It is well positioned near restaurants, a laundromat and supermarket (7 mins walk), the bus to Venice (bus 43) stops directly outside the hotel and it's $1.50 euro per person per trip. The hotel was a little dated in the hallways, and the carpet could probably do with replacing, however the suite that we stayed in was perfectly clean and tidy. The staff were terrific, check in / out was easy. The hotel arranged a taxi for us to the airport upon request. The bar is really good, though the hotel restaurant is currently closed due to the off season. The only criticism I could come up with is that maintenance seemed to be lacking. There were a couple of light bulbs that were blow, the toilet seat hinges were very noisy, one of the power points didn't work, one of the shelves in the closet was very obviously broken. I'd give this hotel a solid 9 out of 10 for location, value, comfort.
