Staffs are very nice , specialy breakfast time. They all are very helpful.
But owner need to improve in room facilities and outside area. Most of mosquito inside the room, how ever they spray mosquito killer,come back in few minutes time because of outside area with lots of untidy plant.

We stayed at ground floor room,but owner car was blocked already just front of enter door , and next day another car was blocked again, very difficult to go in/ out to the room. Asked to hotel staffs but nothing move until to we checked out ,was very difficult to took out all our things ,staffs were helped for us. And breakfast boxes for early morning check out was made from before 10pm ,kept on table the whole night. When we open on way to airport ,it was smell ,just throw in bin straight away.
Es lohnt sich, das umliegende Wohnviertel zu Fuß zu erkunden,
Um asiatische Lebensweisen hautnah zu erleben. Auch der Brsuch des liegenden Buddhas ist unbedingt zu Fuß zu empfehlen und erholen kann man sich im World famoust modern Teahouse, auch gleich um die Ecke vom Hotel.

A good guesthouse. Worth the price. Nice and helpful staff. Quit area, it takes about 40 minutes walking to the Shewadon pagoda, but plenty of taxis to a low price. The rooms were a bit dark. Wifi, breakfast and showers were good.

They booked our tickets bus and tuk a razonable price and we could leave our luggage for a week, meanwhile we were visiting other cities.
Taxi from airport 7000-8000, maybe less. Beware! because in the airport they try to take advantage from you.
Wifi not good, but Myanmar doesn't has a good wifi.
the staff is super friendly and welcoming and helped us booking our bus tickets as well as always letting us know how much the taxi drive should cost. they are always ready to help you and with a smile!☺
the breakfast was also really good with a lot of food and very friendly service.

the hotel is about 15mn taxi drive to downtown Yangon and the schwedagon pagoda (around 2000KS), the drive from the airport was about 1h drive for 7000KS.
A big THANK YOU to the reception girl! I learned my first Myanmar words with her : )))) Very efficient in everything! (Bus booking etc.). We arrived late, but even then (kitchen closed!) she organized the possibility to get a dinner.

Cheaper rooms have seen far better days.
Limited choice for the cheaper rooms. You can view a concrete wall or stay in a dark room on the ground floor. The top floor Suite is great but 3 times the price. Staff are very good and everyone is friendly. After mosquitoes reached massive number in the room I moved on to a far better hotel for same price. Property needs to maintain better, then it would be a great place to stay, not just another overpriced Yangon Hotel. Seals on doors are cheap, So is paint. I do not recommend.

Charming Hotel with Great Breakfast
We had a very pleasant stay at Kaung Lay Inn. The staff were friendly and attentive; they booked our onward bus ticket to Bagan and told us how much we should be paying for taxis around Yangon. To our delight, we were given a free upgrade. The room was large and characterful, with ensuite, mini bar and A/C. The shower was hot and powerful, but the décor would benefit with an update. The bedroom could also do with some attention, however the few imperfections added to the charm.
The breakfast was excellent, with table service consisting of eggs (cooked as requested), toast, pancakes with honey, fruit, fruit juice and coffee or tea.
The hotel's location means that most sights are a short taxi ride away, easily hailed from the main road near the hotel and costing relatively little (2500 Kyatt to Shwedagon Paya).
The hotel is positioned down a small and quiet side street and just around the corner from a very good tea shop (café/ restaurant). Called the Modern Tea Shop, it was in fact featured in Time magazine serving good food at good prices along with local tea (and Chinese tea), cakes and pastries. It is also a good people watching spot.
Overall we would recommend Kaung Lay Inn to anyone looking for a relaxed and charming stay in a characterful and homely setting.

Exceptional staff, bad air conditioner
My stay here was good. The staff were very friendly and even let us check in early in the morning after arriving in Yangon from Bangkok. The breakfast was nice and the service was exceptional. My only complaint is that the air conditioner (which was amazing since it was scorching hot outside) only recirculated the same dank air over and over. Either that or the filters have never been changed. Either way, it caused me to become very congested and to have a headache. Other than that, it was a nice enough room for the price and the staff showed us some of the best hospitality I've experienced in the past 2 months of my travels.
We got a superior stay with great service mind from the hotel team. Thanks to Thu Rain, Thantzin Tun, Moon Lay and the team who hosted us, played water with us and treated us as home!!!
If you want to feel a real steak wooden Myanmar house, wake up with crows and pegions sound, a 4th floor top resting area looking over Pagoda and green trees, STAY HERE, free breakfast and over-free-good-service-mind!
Nous avons passé 3 nuits dans cette hôtel à notre arrivée dans le pays (nous en avons vu d'autre depuis et aucun ne l'égal !). Le staff est super sympa, la chambre est nettoyé tout les jours, le wifi est stable, le petit dej' impeccable (vous pouvez en redemander si vous avez encore faim...). Si nous avons à revenir à Yangon nous reviendrons sans hésitation (attention toute fois nous avons profité d'une promotion un peu cher sans cette promo...).
Ja, das Hotel ist ausserhalb, aber dafür auch ruhig. Taxis sind kein Problem und günstig. Sehr schöne Atmosphäre, freundlicher Service und leckeres Essen.
Om man inte gillar att gå i trappor ska man undvika att bo här och då speciellt om man får ett rum högst upp. Trevlig och hjälpsam personal.
Inget lakan på bäddmadrassens fotände, samt att vi märker att de gärna vill att vi checkar ut fort den dagen vi ska lämna, vilket drar ner betyget av detta ställe.

If you lower your expectations. ..
I dont know why, but whenever one travels solo hé is always given à twin-beded room although à double bed room is booked. This happened to me there! Asked to change rooms. "The hotel is fully booked", I was told...until i made clear that I would not change my mind.
The hotel location is so so. The breakfast is so so (chemical fruit Juice, some pièce of fruits is carefully sliced and spreaded on a plate, pretending it is full, no real butter, and depending on who is cooking the fried eggs are overcooked. You may stay there but do not expect much.
