So when we arrived there was no actual parking near the hotel despite it being listed as an amenity, you have to just park in the public car park if you can find space which is down the road a way and very expensive. The hotel is barely that to be honest, there was a small reception but no receptionist and we were eventually given the keys to our room by a cleaner. The actual room was still under construction with plug sockets and light fittings missing. We booked one of the bigger rooms with a sink and hob but there were no actual cooking utensils etc and the extractor fan hadn't been fitted so was just loose with all the wiring exposed. The breakfast is in a separate restaurant where we were given a dirty laminated card to select from and everyone in the restaurant smoked heavily until we eventually gave up and just paid for breakfast elsewhere. Very different to the description and I would not recommend staying here. The beach pictured is a 20 minute walk from the hotel, just fyi.

Nothing luxury about this place

There is nothing luxury about this hotel. They are not on the beach. There is no beach. They are on a marina. There are no chairs or umbrellas at the hotel. There is no view of the beach. The showerhead didn’t work. Filthy towels from prior guests under the cabinet in the bathroom. Stains in the rug. Nothing was true from the ad. Do not stay here.

This seems to be a relatively new hotel, as there were signs of recent updates. The staff were welcoming and friendly, and the location couldn’t be better—everything was within walking distance, and it’s right next to the Old Town. The hotel itself was clean and well-presented. The only drawback was the bathroom: the shower didn’t drain properly, which caused flooding. While the staff were quick to help by coming to mop up, it did take away slightly from the overall experience. Also breakfast starts very late and when going on excursions not able to eat. Not a varied menu.

On arrival we asked about the beach loungers & towels - advertised in the hotel listing page on Hotels.com and were advised "there are none" this was one of the main reasons we chose this hotel as we knew prior that this is a large expense (50euro per day). Despite booking a beachfront room we were put in a room at the back of the hotel, above the neighbouring restaurants cellar and bin area and have been awoken by their beer delivery and bin collections at 8am. The morning after our first nights stay we advised reception that the bedside lights were not working neither was the standalone lamp in the room, we were advised someone would take a look at this, second morning we advised again that this still hadn't been rectified and also made aware the towel radiator in the bathroom wasn't working so our wet swimwear we had placed on it the night prior hadn't dried. Today on morning three we have ran out of toilet paper - despite housekeeping entering the room each day to ‘make’ the bed (questionably!! See attached image) this has not been replenished. I also questioned why the lights and radiator towel had not yet been fixed and was advised - "they just don't work". It has been far from 'luxury' and the reception staff have not addressed any concerns raised, it has felt more like we are inconveniencing them every time we have made them aware of an issue - none of which have been resolved. Considering we paid £672.15 these are basic needs that should have been met

Great location! Guy who checked us in was super friendly but it felt like staff weren't that present. No fridge in the room which was frustrating. Breakfast was vouchers for the place next door which was awful and we ended up paying for breakfast elsewhere. Clean towels everyday but sheets weren't changed. Ordinarily this wouldn't bother me but my partner had been ill halfway through the trip and sweated through them. I'd have flagged it with someone but staff members were sparse. However I'd come back.

This property is quite interesting. Its main door is a side door that looks like a staff entrance next to burger king. Which there is no elevators so gotta carry luggage up stairs. There is a huge parking lot in front but you can NOT use. Its for locals only. Had to spend 20 minutes looking for parking. All other parking lots were packed. The room itself was spacious, and extremely clean. The bathroom was really amazing in its space and design. There is no included breakfast. Its 8 euros for a downstairs restaurant. Also for a "beach front" its quite questionable as there is a boat parking dock in front, so wouldnt call that a beach front exactly. Overall good stay, but wouldn't come back as it wasn't as advertised.

Parking an issue

Good location but very misleading in terms of parking. Led to believe parking was provided but it is in a public car park costing 40 euro overnight! Also no sunbeds etc as mentioned in advert were offered or available. Hotel is at the rear of bar Riva and is a small entrance leading to about 9 rooms, next to a Burger King! Room itself is large with good bathroom and comfy bed. Close to the Old Town and bars

Hotel Riva Budva

Sevgili otel görevlisi hanım bizimle çok ilgilendi, oda temiz, geniş ve yeterliydi. Merkez denilecekse merkezin tam ortasında, restoranlar eski budva sahil avm market hepsi ayağınızın altında, kahvaltı da yeterince doyurucu seçenekleri olan menüden seçtikleriniz ile sunuluyor, kahveler efsane..otopark için yandaki otelin orda olan özel otoparkı tercih edebilirsiniz. Tekrar teşekkürler :)

Poor but the room was ok and close to everything

Initially hard to find and on arrival unimpressed with the front desk receptionist…the apartment advertised private beach use…as there was no sea views or private beach an unhelpful and rude front desk saying she had a headache and she couldnt deal with my queries…and after a barrage of phone calls from someone (the owner I assume) I gave up as we just went around in circles achieving nothing.. The room was ok and was modern and spacious but sat over a fish shop which stank and was unable to sit on the balcony The breakfast was ok and sheet was given to us on arrival of what we could order from the Riva bar next door, the options were ok bt as we were on holiday you’d expect to have what we wanted like fresh juices and extra coffees, but no this was quite strictly although the staff were friendly in the bar…you got to the Riva bar through the unmaintained and scruffy exterior a public carpark. On leaving the receptionist said leave good reviews for her(suzie) I’m afraid when we arrived she was rude and not interested in our questions and said speak no English until she asked in English for a good review. I have travelled the world and stayed in many apartment/hotels through this platform and this by far the worst. I should of not bothered as the reviews should have caused alarm bells… but the room was ok and was central to where we wanted to be, the old town was the highlight of the trip. First impressions count in this business, and to ask for a good review says it all.

Undvik!!!

Hotellet ligger INTE vid stranden, har ingen privat strand, inga solstolar eller strandhandukar, och inte heller någon trädgård som beskrivningen säger. Väldigt anonym ingång vid stor parkeringsplats och receptionspersonal lyste oftast med sin frånvaro. Vår "Studiosvit Deluxe - vid stranden" var ett vanligt dubbelrum vid vältrafikerad gata där soptömningen väckte oss strax innan kl 08:00 varje morgon. I rummet fungerade inte AC:n, minibaren var varm och säkerhetsskåpet inte i funktion. Frukosten var väldigt sparsam och begränsad, vi fick in fel flera gånger och då vi påpekade detta suckade personalen högt och himlade med ögonen innan de motvilligt bytte till det vi beställt. Frukostbox gick absolut inte att få om man skulle iväg innan den serverades vid 08:30. Rummet städades inte om man inte sa till (vilket var svårt att göra då receptionen sällan var bemannad). Vill man betala överpris för att bo nära hamnen och gamla staden så är det ett alternativ då sängen var bekväm, lakanen rena och hårtorken ok. Förutom den undermåliga frukosten provade vi inte deras restaurang eller bar.

Stay away from this place!

Does not look like the pictures. This place is very hidden, with no signs. Parking is 350 meters away and costs €40 per day, not €15. Staff is very rude and quite aggressive. Check out time is 10 not 11. They will not inform you of this, but will force you out of your room at 10 and talk to you in their native language in a very aggressive tone. Also it’s not cleaned very well. But it is close to the harbour. Would not recommend staying here.

There is no free parking. 5euro per hour is very expensive for hotel guests. We ended up parking 2 blocks away for 60euro for 2 days

The location and the hotel are great. We forgot our key and the staff helped us really quickly. The hotel is on top of an amazing restaurant and the breakfast was amazing. My one doubt is to double check the check out time because our reservation said 11:00 am and they told us 10:00 am at the counter. We needed to leave earlier so there was no problem.

The location is as good as you can get. 10 min away from the bus station and slap bang in the middle of the new budva and the old budva. The view is also fabulous! Staff are very helpful also!
