Very good location for public transportation. We parked our car on the nearby street and took bus to the old town center. The front desk lady is very helpful and suggested us to buy day pass bus tickets which is very appreciated.

Very disappointing. Entered to an overwhelming smell of cigarette smoke, despite the strict non-smoking policy. Our room reeked of smoke. A glass bottle filled with water was provided but once the cap was removed, I noticed mold and rust on the cap meaning the water was unsanitary. Despite multiple follow ups with the property, I heard nothing in response. We couldn't spend the second night there due to the smell of smoke. No customer service. Huge disappointment.

Very comfortable bed with a small but modern bathroom. Great assistance from Colin and others of the staff regarding late arriving luggage. He also kindly loaned me a phone charger for the period of my stay.

Perfect for my family, we needed a triple room. There was a bus stop about 100 metres from the property.The bus's came every 8 minutes It was quick and easy to get into the city and also access the old city. There are quite a few great restaurants close. Also two laundromats and a great hairdresser.

Tiny room under the staircase

This room is perfect if you want to get the full Harry Potter experience and feel like you live in a cupboard under the staircase. While nicely decorated, the room was very small (I doubt it is bigger than 6 sqm), which is not properly indicated when making the booking. The door was quite hard to open/close and the bathroom was located across the landing area. I know Edinburgh has a very unique hotel scene but this is not worth the money.

Solid Solo Stay

Ten min bus/30min walk to city centre. Ten min walk to breakfast options and convienience stores. Clean and cozy room. Noice leakage from other guests tolerable. No safe for valuables, take them with you if staying multiple days. Spoke to no one, saw no one. Totally friction free.

Good 2* accomodation.

Decent location and reasonable value for money bearing in mind it is on the outskirts of the capital. Cleanliness and comfort were good overall although there was an old tooth pick left in the bathroom. Rooms though are tired looking with peeling paint and wallpaper and need a complete overhaul. Not a bad price bearing in mind the location as long as you know you are paying for a 2* guest house with no facilities.

Large but very hot room and no way to cool it. Staff unavailable 7pm -8am so very unhelpful unless emergency. No fridge to store food. Bathroom sink so small could not fill kettle and drain completely open. Found old orange peelings under bed. Bed reasonably comfortable but very warm quilt, no sheet, only one pillow.
