This property is not right in town but a 15 min walk. You would stay here if you're looking to save money and no other options. It's clean and basic. The staff are friendly and I didn't eat there.
Staff are excellent in customer service.
Breakfast is okay.
Room needs upgrade- no exhaust, carpet looks older and not neat. The smell of mild dew in the room and hallways. Staff should improve more on it.
Friendly and efficient staff. A clean well presented hotel, not too far from where we wanted to be.

Glad I found a place that was less expensive than other hotels in Central Edinburgh. Good bed (best sleep I’ve had on my 3-week trip). Breakfast is okay. Housekeeping needs to vacuum the hall rugs. They didn’t refresh my room since I stayed there 3 days, so no fresh towels or trash thrown out, etc. A long, long walk from the Main Street (Princes Street), but good to get exercise. Not as nice as places where I usually stay. I was at breakfast, and the TV was on, and then the overhead music was turned on and too loud. Then I was eating breakfast with the TV on AND the overhead music. That was annoying. After about 5 or 10 minutes, the TV somehow went off.
Rooms was cleaned, very organised, parking available but it’s not free you have to pay £7 per night, breakfast available for £12 each. Staff was helpful but not too kind
It was okay but not good. Needs a complete renovation, but serves a purpose of a bed in a room. Think of it as very, very, budget accomodation and lower your expectations
The hotel is in a terrible state both on the outside and inside.
I made the unfortunate decision to book a room without windows - it was just one night, I would only sleep there, so thought it would work. Big mistake!! Such rooms should not be sold to people and especially not at these rates!!!
No windows means no possibility to air the room other than via an air flow system that worked continuously day and night. It was noisy and not easy to sleep in those conditions.
The bathroom was in a very sorry state, needs a complete refurbishment.
At least the room was clean and it is the only reason I gave it 2 stars (out of 5) instead of the 1 it might actually deserve.
Never again and especially never again a room without windows.
Great staff great room all round lovely stay would go again

Clean room & bathroom. Small area for buffet breakfast (cooked & continental which we didnt avail of. It was only serving 7.30am to 9.30am and checkout at 10am. We were there for a concert at Murrayfield and it was okay for the one night needed. I paid £230 for a very basic double room. A bit overpriced for a dated hotel. But it served its purpose. Staff friendly enough and clean

Great place to stay with a dog and car parking available minimal fix charge.
For the price it was good value, room with a window was spacious and clean, albeit slightly tired looking, but location and price for 2 nights in Edinburgh we had no complaints, receptionist were very friendly and allowed us to check in early which was well received.
Breakfast was included in our price and great quality choice of breakfast to cater for our needs, nice hot food and delicious porridge, self serve.
Tea coffee and juice with choice of pastries, all self serve.
No housekeeping for the 2 night stay which again wasn't a problem as only 2 night stay, if required more milk, coffee or tea you could help yourself by reception to refill your room.
Bed was smaller than expected but comfortable and pillows were nice.
Great location for main area we had to get a taxi into princes street only because quite steep hill that due to being less mobile atm would find the climb a struggle, being mobile wouldn't be a problem for the average person.
So wouldn't recommend for less mobile or wheelchair users unless you have a car.
Great price great food for a city break.
