The Beach Guesthouse exceeded my expectations. Impeccably clean and well-maintained, it offers everything needed for a comfortable stay. The owner's daily visits and attentive service were highlights. While the area is rustic, it boasts some of the island's freshest seafood. One tip: pack mosquito repellent for outdoor relaxation. Despite this minor inconvenience, I'm already planning my annual return.

This is a beautiful small property, it only has about 5 units but kept in great condition and has an incredible view. I was so comfortable and had everything I needed. The property is kept very secure and had no concerns. It is close to a very bustling neighborhood with a fun nightlife, so do not expect quiet. You will hear the music playing at the nearby bars and because the proximity to the airport, the planes fly overhead and you do hear them. I enjoyed it personally but, if you want peace and quiet, you will need a different area completely. The units are small but comfortable. There is a sugar ant issue but I imagine it is the whole area, (many people talked about it) and that is why the place is kept extra clean, but you will see them. The only other thing I did not pay attention to, they do not allow guests on the premises, so if you are traveling with friends, they will need to book here as well. I would definitely stay here again when I come back!

We really enjoyed our stay and were so sad when it was over!! The women who run it are so sweet and helpful. Plus, if you walk a bit on the road, you encounter the BEST AUTHENTIC food in San Juan!! The views are amazing. You can’t really get in the water, but if you walk towards your left on the board walk there’s a little portion of the beach ocean that is like a pool! So warm, so peaceful! It’s pretty loud from the top floor since planes are taking off all the time!!! You get used to it though! I am definitely coming back 😍

Great hidden gem! Hosts were very kind. The area is secure and always locked. Garage to park in. Room great! So clean, can cook and really make yourself at home here. Beautiful patio area w pool and chairs to sit by pool. Unlock the gate and it leads to the beach. Beach is a little rough so we chose the pool. A lot of dining options in area. Area/streets outside of hotel is a bit dirty and run down. Would definitely stay here again!

The place is very beautiful with a view of the ocean where you can hear the waves from your room. The room was very nice for my wife and I with a full kitchen with utensils. The staff was amazing with the check in and out also recommending us beautiful places to visit in the country. Around the area, you can find many local stores and restaurants where the food is amazing with some of the nicest people in the world.

I found this place by accident. But I’m glad that I did. It was very clean. The owner is very friendly and knows what she expects out of her guests. She’s very stern but very friendly. I can tell that she’s probably been burned in the past with careless guests. So we tried extra hard to make her feel comfortable and let her know that we would take care of her place like we would do our own humble home here in Miami. I plan to visit again. This property was actually only 17 minutes from my families house. It was perfect!

The property was as pictured and really clean. But the older lady was very unpleasent. Before we arrived at the property both her and her daughter knew I didn't speak Spanish. I arrived early to find out where the property was located. The mother let us check in early. But I had not brought with me the credit card that I made the deposit with. So that created an issue. After that was taken care of the lady seem to have an attitude with me because of our inability to communicate efficiently. The room was nice but unfortunately there was a huge crack in the glass door, the lock on the door was messed up, the cable was going in and out. And while I was washing the dishes while making dinner the sick was leaking and water getting on the floor. When they arrived the daughter told us that because everything was going wrong, we would have to leave the property that night and that they would give us a full refund. At that point it was pouring rain. She looked online and found us a place close by. Then told me that they would hold the room for 20 minutes. Both of them were standing around like I was going to trash the place. When I asked her if she was really kicking us out in the rain the daughter said "a little rain never hurt anyone and you have an umbrella". I would not recommend this property if you don't speak Spanish. The place was nice and the beach and boardwalk behind it was beatuiful. But the way they treated us (it was me and my 11 year old son) was unacceptable.

Tiffany, the property manager was super helpful and outgoing. The pool area was very nice, and having the beach and boardwalk directly behind the property, with a private access was so nice!
