Great location and nice staff. Wish their restaurant had been open as it's such a nice space to sit in, and wish the beds were a little softer...really hard mattresses as seems to be the norm in Italy, but overall very nice place to stay.
Very small rooms. The staff is not helpful at all. They are always very serious, unwilling to say hello, or give a smile. I don't know if they feel that because they are always wearing suits they need to be arrogant and disregard customer's presence or requests. Very unpleasant. Breakfast was included, but in order to have breakfast you have to go to the lobby, wait for other guests to be ready for breakfast and then when enough people are downstairs, a lady comes and takes the whole group to a completely different hotel, away from the property. Once there you can serve yourself, BUT the coffee is upstairs. Therefore, if you want coffee, you are forced to walk upstairs to get your coffee and then come back downstairs with a cup of hot coffee in your hands. More than that, while you go upstairs some other customer can take your table and then you won't have a place to sit. I saw how two gentlemen had a very big argument because one took the other's table, while he was upstairs serving himself a coffee. The lady from the hotel had to come and stand between the two guys and she kept apologizing and saying: "is my fault, I'll find you another table". Now, the elevator, OMG. It will not take you to your floor. It will stop at floor 1, 1 and 1/2, 2, 2 and 1/2, etc. So I took it to the 2 and 1/2 floor, then I had tgo down 3 steps, another 4 steps in another direction, then walk a long hallway, then go up 17 stairs to get to my room. Not a place for people with disabilities

The rooms could use some updating but the location is fabulous. Breakfast was very good and the staff were extremely friendly and helpful. We were there during the heat and the A/C STRUGGLED to maintain even a 70°F room, which is part of what needs updating. It’s an old old building and I understand the difficulty in maintaining and updating a building like that. Bathroom was great - very spacious. Location and staff is why I would go back.

Good location, and exceptional and friendly staff all around, but unfortunately the hotel itself is outdated. The beds were one of the most uncomfortable beds we've slept on.

Hotel and room very clean and well appointed. Staff was phenomenal - very friendly and helpful! Great recommendations for dining, etc. Excellent breakfast buffet. Hotel in great location - very close to St Mark's Square, shopping, dining, gelato; but one street over to avoid the chaos and noise. Great gondola stop right outside! Hotel has a bar off the main lobby - recommend the Hugo Spritz!

The hotel is Cole to all major attractions. Great view of Gondolas pick up and drop off from hotel. Would recommend to all first time visitors.
They put us across in a different hotel, not the original one I had booked. But room was spacious and clean and I still had a nice view of the canal.
Take a good converter of at least 1200 watts if you want to be able to use your hair tools and steamer. I was not able to use my brush because power was too strong . Venecia is a dream!!!!!
Really central for all the main venice attractions... handy gondola basin... 5 mins walk from the main vaporetto.... nice venetian feel...my room excellent size ... others can be small... ask for balcony room as there are only a couple of them...can get a water taxi to the door if have the cash....nice bar... friendly staff

This hotel has no lobby for site at all , if you want to wait even for a minute you need to stand outside, however they have some tables in there but you need to order drinks or food to be able to sit, for the breakfast someone comes to take you for 2 mins walk to the different hotels, however the day we wanted to leave they made us to wait for 30mons they they end up sitting other people who came after us ,
Location was fantastic,breakfast was served at a sister hotel,quality of breakfast was good but the logistics of getting there was not.The room we had(classic double)was very small and didn’t have a mirror(there was one in the bathroom)I would recommend for the location to the square!
