"Looked very run down, bathroom didn't appear overly clean was for 4 people but only 3 dining chairs. Entrance light at night not visable"

"Overall might have been a lovely stay but if you are handed the keys to room 6 turn around forget your money and go elsewhere. Directly on the main road, at the top of the stairs so you join in everyones conversations. Also directly above the noisy doo that enters the building. We had to make door jams with our pizza box to stop our door shaking eberytime the downstairs door opened."

"Unfortunately had a rough check in where one room could't be located due to the system changing the name on our booking. Otherwise the rooms were spacious and clean."

"It was a great central location, be sure to have a coffee and yummy home cooked Greek food for breakfast or lunch down the next corner at the Flying Sparrow. Excellent coffee!!"

"Rosevears was a beautiful setting a top the River. The accommodations were satisfactory where the view is the highlight. The reception and dining room is detached from the individual cabins which is a bit of an inconvenience to walk to especially if it's raining, but when the sun is shining the outdoor terrace makes for a most spectacular experience. The staff is so kind and helpful and it is the best place to stay on the river."

"An old property that’s been renovated. However showed signs of wear and tear. Parking space was a bit tight."

Was lovely to have the electric fire going in the room. Clear instructions received on how to use the digital key pad at the front door, and the location of our room. Located close to the CBD. Would happily stay again if visiting Launceston."

"The Florance was a great place to stay from every perspective. Room was excellent well fitted out and clean. Staff were very friendly and helpful. Breakfast was excellent. The location is great over the road from the Botanical Gardens and on the edge of the city. If you are an AFL fan down for the footy (as I was) the location is only a 10-15 minute stroll to the ground. Pub over the road was good for a meal. Will definitely return."
