"What a lovely property! It was so quaint and quiet for an Inn. The property was very clean, plenty of hot water, an excellent breakfast with both hot and cold items, all staff were very pleasant and had ample smiles. They kept the old-school decor of an inn. It truly was lovely…also walkable to downtown Old Orchard Beach and the Pier. I already have a reservation for this property for later this summer. I am looking forward to it."

"The first room had a ciggy smell. The second cabin had sewer/septic issues. It had that acrid smell. Made me sick. Played havoc with my repiratory system. Maybe mold too. No cable tv. Just penurious wifi tv. Blinds were transparent. Window on door had none. Parking area was full of ditches."

The motel is well within walking distance of The Pier and other restaurants and amenities. The view is spectacular! The owners ( who we were fortunate enough to meet) were so nice and helpful! "Great location. Friendly staff. The room was a little dirty but not terrible. The biggest issue was the air conditioner unit. It was FILLED with dust and looked like there was mold in it. I developed a sore throat from sleeping underneath it and was shocked when I saw it. It need to be replaced ASAP and checked more frequently."

"The big plus is how close it is to the beach. There’s also the pool that can be used now that it’s the same owner as the neibhoring motel. But the beds aren’t comfortable. The carpet is such a bad idea with the humid weather abd the sand from the beach. The electric outlets in the room are loose, the mini fridge kept shutting off because the plug wasn’t okay. If you are not looking for comfort, but just a great location, this is an okay choice."

"I would recommend the Friendship Oceanfront Suites to everyone. Polite and courteous staff, the owners are on hand every day. They welcome you with a smile and ask you to let them know if you need anything. "First and foremost, the staff here are wonderful and the property is beautiful. We have stayed 2x so far and it won't be our last! Great location, clean rooms, very comfy beds and nice views. I can't comment on the pool because both times we stayed was out of season. But it's a straight shot to the beach and OOB is a short walk. The location is perfect. Only downside is the train that comes by. But honestly, if you're doing it right you will be so dead tired you won't care. ⭐️⭐️⭐️⭐️⭐️"

"There were crumbs by the coffee maker when we arrived.; the ceiling tiles above the shower had water damage and the toilet when flushed always looked like it was going to flow over. The shower had only one pressure flow and it was light so took much longer to get shampoo out of hair. Shampoo and body wash available is poor quality so we bought our own. No broom available in the room to get rid of sand, but could go to the sister motel two buildings down and ask for one to use or get ice there...

"The room was clean, but smelled of stale smoke. They were smoke free rooms. There were burn marks on the bathroom sink and night stand and the table in the room. No one ever came to the room in a 3 night stay for New towels or toilet paper. The heat worked fine. The microwave was dirty and the shower curtain had mold on it. I wiped everything down with a clorox wipes. My door had no dead bolt on it. It was broken. On the last night my neighbors were arguing all night. I was scared but...

"I would have given this two stars if it wasn’t for the location. The front desk staff is nice. I booked an ocean “front” room which based off of the photos should have been what it says. Instead we had ocean “view” but were right up above the pool which could be noisy and not private. Our first day we asked for more towels and no one ever brought any. Left our maid service sign out both days, no one came to clean. Second day someone left some towels in the room but that’s it. Our deadbolt lock...

"the ceiling had a leak and instead of moving us they said we will get you more towels which meant 1 more towel. tried to turn the heat up and it was just blowing cold air. if you stay here do not expect anything nice."
