Staff very corteus, the room was quite small - but that was expected. The only issue is the room was very warm - so warm we had to open the window in November. There was no way to regulate the temperature

Good-very warm which would be great in winter but uncomfortable in the warm weather. Fortunately I had brought my fan as there was no way to cool the room-bathroom was clean and surprisingly spacious. The kettle provided could have done with a good clean and descaling so I avoided using it. Short walk from the station- also has good transport links. Easy check in process with helpful staff.

Great wee place to stay

Lovely quiet street. Even sleeping at the front there was beautiful peace and quiet. Room was wonderfully cosy on a cool November night and made you feel welcome.

Lovely Stay!

Perfect stay in Edinburgh! Easy to check in and out and the hosts are very helpful and accommodating. Great if you need an easily accessible place to stay while touring Edinburgh. Very close to the tram/bus stops and in a quiet neighborhood!

My stay at this hotel was absolutely pleasant. The hotel is easy to find and located in a great spot, making it perfect for a comfortable stay. From the moment I arrived, I was warmly welcomed, which left a great first impression. The room was clean and well-equipped, making me feel at home right away. The location was also a big plus: everything is nearby, which was very convenient. I would highly recommend this hotel!

Booked the room for 1 night, was comfortable, not too warm not too cold. I could hear water when someone upstairs flushed, but that didn’t prevent me sleeping. 10/10, would sleep there again.

Well located and clean

Our family room was comfortable and very clean. Matresses and pillows were really nice. Bathroom was very clean. Very close to tram and within walking distance of the centre.

Good location with nice bars and restaurants nearby. Walkable to city centre and Leith town centre but also lots of transport options. The room was clean. The bathroom was clean enough but there were areas in the shower that need re-sealing and the shower floor was chipped in one area. Plenty of toilet roll provided though! Room was always lovely and warm which was nice considering how cold it was outside. Bed was also comfy

This place had good ratings when I found it in January so was disappointed with the standard of the classic double room for a 3 night stay. The room had a low ceiling so getting around the bed was difficult, the furniture was dated and looked homemade from the 70’s. Tired furnishings. The bathroom drain smelled so had to ask for it to be bleached. The only thing in favour of this accommodation was its proximity to the tram which was a 5 minute walk. Also the landlady gave us advice on places to eat nearby which was useful. I suppose you get what you pay for but would not return or recommend.

Good value for money and great location

Very good value for money here. Beds was very comfortable and had everything you need in your room. Very close to a tram station where you can quickly get the tram into the main town centre in just a couple of stops making it very easy and convenient. The place did need a bit more of a through clean however, on the surface the room clean but it needed a good scrub in the shower especially, some very small mould marks to be wiped off the walls and the floor needed a good clean albeit I am a clean freak at home. Overall, I will return back to this hotel as I believe the value for money, location and comfort topped it.

The Staff were very helpful and friendly, gave us a fan as the room was very hot. Decor is tired and bathroom could do with a revamp. But for the price it was fine for a couple of nights.

They gave us a big family house. The heating was on and the room temperature was perfect. The only thing I would like them to change are the pillows - they are quite hard.
