"The room was clean and tidy , but the carpets were a little tired. That being said the bed and linen were of excellent condition. The breakfast was a very high standard and you wanted for noting. The staff were very polite and easy to locate and talk to with a wide range of local knowledge with an efficient service."

"The room was clean but two major things to note: 1. The AC doesn’t work in May because the building is in heating mode. We had to open the windows; luckily our stay overlapped only for 1 day with the heatwave in London. 2. After using the washing machine on the last day it started leaking. "Liked convenience to tram & airport but the property is getting run down and they say it’s a budget hotel but I had to pay double what it usually is not sure why (marathon in Edinburgh maybe) it sure isn’t worth what I paid or even half what I had to pay !!!"

"The was lovely room - clean, comfortable bed. The only slight drawback was the lack of space to set anything. A shelf or bedside table would have helped."

"Place was gorgeous, modern, convenient, clean. Though listed as for 4 people, it was a bit awkward for 4 people: bathroom en suite to one room, so those on beds (pull-outs) in front room had to walk through the other room to the bathroom. And because light switches for bathroom are outside, anyone sleeping gets light in their eyes until the door is closed. And using the kitchenette was disturbing to those sleeping in front room. Would have liked a full size coffee maker as the nespresso...

"The hotel was just beautiful! We stayed in the family suite which was spacious for three adults, view of Dean Village was remarkable, and the lounge/library were all so beautiful. It was pricey but given that all hotels in Edinburgh are quite pricey, I would recommend B+B Edinburgh for its clean facilities and perfect location right in city center."
