"I would mot recommend this accommodation. The location is great, but it is barely enough equipped, not very clean, and there is no other way than to disturb the host to get in the house every time you come in. It could be a nice place to stay if the host improves it, but as it is, it is definitely not worth the price! "

"Adult only hotel means a love hotel, didn’t know upon booking but rocked up and realised. Wasn’t too bad for the price but would prefer if the room was cleaned daily and if staff made more effort to engage with guests. "

"While it’s a do it yourself hotel, it’s really not bad at all. You get to do your laundry for free and there is a dining area that offers free coffee and tea. We got lucky with the staff that helped us out when requesting our Yamato transport and he stayed and helped us till the transport was completed. "

"We stayed for 2 nights. Hotel is walking distance from the train station which is convenient. You are able to rent a bike for free! So much fun. Great amenities. Staff are so kind, nice and very helpful. They also speak English. There is Lawson next to the hotel so you can easily walk over there to buy snacks and drinks. We enjoyed it and highly recommend it! "Great onsen onsite and a traditional tatami experience. Guests are required to take your shoes off when you arrive at the hotel which adds to the hominess of the stay"
"If you have staid in an Apa before you probably know what you are in for, but overall solid value! Big bed, clean and compact. Bathroom is modular a bit small by western standards but still very usable and clean! No complaints here!"
"This is the second hotel of my stay in Japan, staff was friendly, able to accommodate with my request. Location is convenient, walking distance from the Kyoto station, and clean room"
"The hotel is basic but very clean and well maintained. The staff was very nice and the location relative to the train station outstanding. The only frustration upon arrival was that there are at least 4 hotels with the name "Daiwa Roynet" in very close proximity to the train station. We went to 3 different hotels before finally finding the correct hotel. Even a native speaking Japanese Uber driver was initially confused by this."
"Service of staff was excellence
Appartment was excellence - Space, Technique, Bath, everything
Topf top with view to the tower
Bus Station with Little Walk"
"I didn't realise this was a love hotel before booking, and probably wouldn't have booked it if we'd known. What a mistake that would have been apart from the talking point back home. I'm sure there are some seedy ones, but love hotels are quite common in Japan for those that live with parents etc. There was nothing seedy that we saw in the 6 days we were there. The room was enormous, the bed was enormous, the bathroom was enormous and the double jacuzzi bath was amazing. The decor was a bit tired in places and the breakfasts (both Japanese style and Western) were not the best but edible. We had a fridge, massage chair, massive TV, projector and screen, sofa, eating area, and it's up to you if you want to use the vibrator or something from the vending machine.
I would quite happily stay here again and recommend it to anybody who's open-minded.
We also had free and ample parking and about a 10/15-minute walk to the local train station. Multiple convenience stores around and albeit not too many restaurants, there were many on the walk to the train station."
