"Literally right on the beach. Walked out my door and in 15 seconds was sitting in a beach chair at the edge of the sea wall with a white sand beach before me watching pelicans dive bomb into the Gulf. Room was clean but not fancy. Parking was only issue, very narrow and limited spaces. However for the price and the location (hello, the beach) you can’t beat it! I will be coming back here next time I come to the beach on the Gulf."

"The housekeeping staff did an amazing job. Immaculate. Dated property that has some cosmetic updates, but infrastructure still has issues. Hard work to get hot water. Lacking blackout curtains for those light sleepers. Location is amazing...the beach outside the rooms saves this place. Fire alarms went off in the night...twice. Couldnt be comped because we purchased third party through expedia."

"This hotel was listed here as exceptional but it is the exact opposite! Outdated, horrible beds, we found hair on our sheets, carpeting everywhere and the entire place smells like cigarette smoke and the elevators were disgusting. We slept horribly due to the loud noise from the expressway right next-door. And I mean LOUD and all night long! There are homeless people all over near the parking lot and there’s trash all over the parking lot as well. Breakfast was worthless. Never again holiday...

"The place is a roadside motel. We stayed in an efficiency unit, but did not cook there. It was very expensive, but clean. There was a very strong odor of pesticide, but no signs of pests. The bathroom was clean and the bed was comfy."

"The room was clean but not in the greatest of repair. The exhaust fan in the bathroom did not work. The carpet by the desk was torn. Cracks in the corner above the window.
The staff were great.
The restaurant is WAY overpriced for the quality of food it provides. My cheeseburger bun was stale and hard on one side.
Overall, 4/5 but if you had a chance to oh a little more for a higher rated hotel - definitely go for it!"

"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin.
