Wonderfully Quaint Charm

We truly enjoyed our stay! Charles was so accomodating and the ambience was so quaint. It makes us want to get back to Newport, RI sooner than later! Everything was wonderful and the food was simply marvelous!

Wonderful place to stay with quick walking access to most of Newport. It's a quite and safe neighborhood. The porch was a wonderful place to spend our evenings relaxing. Charles was an excellent host, one of my all-time favorites. He offers up great conversation, excellent recommendations, and some good food as well. The only small issue we had was with very low water pressure, so if you're a shower junky, just be aware. That might be a Newport thing though. Would recommend staying here for the amazing value it provides.

I booked this property for my parents so they would have comfortable accommodations while attending a weekend event in Tiverton. I was disappointed to hear the hosts were most inflexible with breakfast. My parents were attending an all day event on Saturday and needed to leave a bit early, they were told that breakfast would only be served at 9am "because there are other guests" - which apparently are more important than my parents? It's a Bed and Breakfast, the hosts live there, if they have to whip up a light breakfast in addition to their planned main meal then that's what should have been done. Instead my parents were left bananas and store bought muffins, if I'd wanted them to have a poor continental breakfast I'd have booked them at a crappy hotel. Nowhere in the accommodation description or on the website does it say anything about a strict breakfast schedule. My parents did dine with them on Sunday morning and were unfortunately still unimpressed with the meal. They said it was like dessert for breakfast with a layered trifle type offering with crumbled muffins and loads of sugar. My mother opted for eggs as she could not eat the trifle (cow dairy allergy, lots of whipped cream) and she enjoyed her eggs. My father also had eggs but he said they were not very good. Overall I would not book this accommodation again for myself or others as the cost for the 'bed' is far too expensive to receive mediocre, at best, 'breakfast'.

The host's hospitality and the very special breakfasts we had. Our bedroom was spacious with a very comfortable and cleaned king size bed. The property is very close to the New Port Mansions, New Port beaches and the magnificent Ocean Drive, restaurants and galleries. The surroundings of this property are safe and enjoyable. It was a truly a very relaxing experience.

Lovely owner - very compassionate and caring. And the breakfast he prepared was excellent. Home is charming - filled with antique pictures and many other articles - some parts of collections. Comfortable if one likes that sort of thing. Room was also comfortable - new bathroom was nice. Sheets on bed felt old but probably just softer than I tend to prefer. The owner definitely makes this place - along with it's convenient location relative to First Beach (about a 20 minute walk). I had a lovely time. Thank you!!

Awesome August stay

I had a fantastic two night stay at Armistead Cottage. Charles the owner is warm and funny and helpful and an amazing cook. Be sure to have breakfast in the dining room! The bed and breakfast is centrally located, a short walk to the beach and Cliff Walk. Perfect for anyone who doesn’t want to be in the center of the tourist area, but still close to everything. I recommend 100%!
