Rosebank is conveniently located to shops and town centre. Convenient on site parking. The property is immaculate with great facilities. It was lovely being welcomed by Caroline who is very friendly and extremely helpful, including offering to do our washing for free. Highly recommend a stay here.

Ein absolut gelungener Aufenthalt, bei dem die Unterkunft unsere Erwartungen auf ganzer Linie erfüllt hat. Caroline ist eine hervorragende Gastgeberin und sorgt dafür, dass man sich sofort wie zu Hause fühlt. Für zukünftige Reisen nach Perth ist diese Adresse ab jetzt meine absolute Top-Priorität.

We had an excellent stay from start to finish. Everything was clean, comfortable, and exactly as described. The host was great — very welcoming, responsive, and helpful throughout our visit. We really appreciated the attention to detail and the effort put into making our stay enjoyable. Would definitely recommend and would happily stay again!

Caroline was an amazing host at the Rosebank. The room was lovely and had everything we needed for our 3 day stay there. It’s walking distance to restaurants, grocery, shops and the Black Watch Museum. The beds were very comfortable and the hotel was quiet despite being on a busy road. Caroline provided us directions, places to see, places to eat and check and out was simply. Will definitely stay here again! 11/10

Caroline is a gem. She has the guest travel experience nailed! The dining area is well stocked for use with your own food. There's a water pot for tea and coffee here, as well as your room. There's cold water & milk in the room fridge. Ample space in our room for two. I love that the Scottish use ceramic cups vs paper cups often used in the states. She has really thought of everything to make your stay a pleasant one.

Short and suite, both nights we spent there were incredibly comfortable and the host is lovely! Incredibly quiet considering it’s on a main road. Would highly recommend to anyone

Nice house with a welcoming host. The rooms were clean and comfortable with a bathroom and shower. The bed was nice and there was a fridge in the room which is always a nice addition. The location itself was very close walking distance to the city centre about 10 minutes and the host provided a map and restaurant suggestions. We had a great stay and will go back if ever in Perth again.

5 stars for this guesthouse! The owner was so helpful and kind, even when our ferry and train connections caused us to be late our first night. I can’t imagine a better experience and would highly recommend it. We had a wonderful continental breakfast.

A lovely guesthouse run by C. She was welcoming and friendly the whole time we were there and the house itself has been kept/cleaned to a very high standard. Wonderfully comfy bed and walkable to the centre of Perth. We’ve already pencilled in with C to stay next year when we’re down for the same event.

The accommodation was lovely. The owners had thought of everything. Replaced coffee, tea, biscuits daily. Water and milk was also replenished daily. Easy walk into town. Gave you a map highlighting eating places that they recommended.

Die Inhaberin war einzigartig.Freundlich,interressiert,hilfsbereit.Es war sehr sauber,alles desinfiziert. Bis ins kleinste Detail fehlte es an nichts. das beste B & B in dem ich je war.

Couldn’t be beaten, brilliant guest house!

Staying at Rosebank Guest House was fantastic. I was on a solo trip to Scotland and was very anxious about it all. Caroline was so welcoming and helpful, truly a lovely lady. The guest house was spotless, super comfortable and clean. The room was very nice, posh bathroom and pretty decor, bed was superbly comfortable and it was brilliant to have a stocked fridge with fresh water and milk for a much needed cuppa! Breakfast was lovely also, hats off to the chef! All round great stay, would recommend and I’ll definitely be back to stay again!

Tolles Erlebnis! Sauber, gut ausgestattet (auch Stromadapter in den Zimmern; 2 Gepäckständer pro Zimmer), sehr geschmackvoll und mit viel Liebe eingerichtet; die Eigentümerin ist ein wahrer Schatz (will unbedingt die Koffer selber tragen; führt uns alle Funktionen der Zimmer selber vor, vom zentralen Lichtschalter bis zur Dusche); große Zimmer; Frühstück gibt es auf ledernen Untersetzern; Man merkt, daß unsere Wirtin da auch wohnt, und entsprechend wohlig sein soll. Die ganze Strasse ist ein Gästehaus am anderen, aber hier hängen die schönsten Geranientöpfe. Innen ist sowieso alles super! Vor der Abreise noch schnell ein Selfie der Wirtin mit uns. Herzlicher geht es nicht!

Unbeatable

Amazing lady who runs this establishment very friendly and accommodating nothing is to much for her she makes you feel at home I cant praise her enough. I'm a regular guest I wouldn't stay anywhere else no other guest house Can match this one.

We stayed for five days. Excellent accomodation, extremely friendly and helpful landlady. Delicious breakfast. Large and comfortable room - nicely decorated. Very clean. A A+++ holiday experience.

Amazing

Absolutely amazing guest house the host is simply amazing nothing is to much bother for her she goes above and beyond for her guests room is comfy quiet tea,coffee, hot chocolate, biscuits and even a bowl of toffees in your room and a small fridge with bottled water,breakfast is first class and plentiful,I will be staying here on a regular monthly basis.
