"This was one of the worst hotel experiences I’ve had, and at £85 for the room, it is frankly unbelievable how poor the overall standard was. From the moment I arrived, the tone was set by an incredibly rigid and unfriendly approach. I asked about check-out time and was told it is strictly 11:00 AM, and even being 5 minutes late would result in a £20 charge. "Wouldn’t hesitate to recommend St.Leonards Guest House. Lovely room, quirky and very well presented, exceptionally clean and a comfortable bed. Great having the fridge in the room with fresh milk for tea and coffee. Beautiful selection for breakfast. The host Keith was absolutely lovely and went above and beyond during our stay. We would stay here again without hesitation."

"Arrived to a luke warm welcome. The bedroom window was wide open, to air the room, which was damp. The reception area stank of cigarettes smoke. The carpets are so grubby, some steps the carpet is held together with gaffer tape. When we said we wouldn’t be staying because it wasn’t suitable and damp and in general disrepair. We weren’t offered any incentive to stay or give an option for a better room. This hotel would have been amazing in the 1980’s but has indeed lost all its charm. "
