"We had such a wonderful night at the Frances Modern Inn. Their room 15 is a gorgeous two story suite with a perfectly curated apartment feel, just with all of the amenities of a five star hotel. The staff went out of their way to help us with parking and even left birthday cupcakes for my husband. There is a beautiful patio and courtyard to hang out in before even arriving in the suite. The suite itself has a very comfortable bed and linens, was incredibly clean, and had a beautiful clawfoot...

"Staff was amazing super kind. Door battery was low so could not get into room. Had to go back and forth throughout the day until maintenance arrived. Other than that the stay was great. Room was big and spacious couldn’t hear anything so it made sleeping great! "

"We LOVED the room and the staff were all so friendly! I think our only frustration was the towel situation. You were only allowed 1 per person! How are you supposed to use their awesome pool, sauna, etc... but then have to use the SAME towel after you shower. bummed about that."

"Multiple days of additional charges of amenity fees and parking add up quick. Found out about the guest happy hour in the cafe on the second day of our trip, free glass of sparkling wine was nice. It was rainy and overcast for most of our trip so we couldn’t use the pool. Water seemed a bit chilly so it would be nice on a very warm day. No in room coffee. No fridge for personal food and beverage, just mini bar options. Deluxe king room was immediately behind dog daycare/boarding, could hear dogs...

"The parking situation is rough. Pretty much have to valet and its rough getting in an out. Water never really got hot enough and lights turn off after a certain time if you are in the shower which is annoying . Restaurant is really just a bar and not a full on restaurant."

"This hotel is our favorite! From the friendly staff to the cloud-like bedding and great pillows! Rooms are clean and comfortable and the walls are thick. The 2nd floor bar area has an outdoor seating area that overlooks Congress which is fun for people-watching. There's also an outdoor section where my husband could smoke a cigar, which made him happy. The valet parking is amazing and the attendants go above and beyond to provide excellent service. "

"Tremendous noise problem if your room is on the front roadway, provided noise machine and ear plugs notwithstanding. Hotel shows some wear in rooms. Staff routinely provide less than complete answers to simple questions. Valet pretty quick must times."
