"We can’t figure out how the hotel gets such a high overall review. It was dirty, especially at the entrance and common areas, but the room was clean. The floors all creak and squeak throughout the hallways and in the rooms. Shower stalls are noisy to stand in and the hvac cranked out the noise as well. The staff were friendly but please understand, this is a 7/10 at best assuming the room rate is lower than the competition. If it’s the same rate, then it’s a 5/10. Sad to have to write this."

We were a bit stressed about our late arrival, but they were very accommodating and provided us with the check-in flexibility we needed. Our room was clean and cool, and the bed was incredibly comfortable. Absolutely no issues. We will definitely stay there again."

"The room door sticks so it was hard to open and hard to shut. The same for the door of the balcony very hard to open or close. This was a solid door not a glass patio door, very outdated. Mold around the bathtub, cracks in the ceiling.The room had 2 queen beds and one bed was literally about a foot away from the air conditioner no one could sleep there the cold air was blowing in your face! The air conditioner was very noisy very hard to sleep."

We had two dogs and they accommodated us to make our access easier (first floor instead of second, sliding door to parking was ideal for in and out with animals). "The check in was easy and efficient with the front desk staff offering maps of local attractions and mentioning activities that were happening. Which was appreciated. The room was great, very clean and well laid out. The bed was quite comfortable and the bathroom clean. The motel location is in a quiet area surrounded by local amenities. I recommend Seven Oakes for an economical stay while in Kingston."

"The room was clean and modern, with lovely products in the bathroom. The front desk staff were friendly and helpful. We had great service at the restaurant for dinner; we didn't try the breakfast. There were 2 down-sides for me: 1. The pool is not in the hotel, but in the adjoining building, and the walkway to get there was basically through a parking lot. They had security at the doors, usually, but there were also times when we went to the pool and the door was ajar without anyone around....

"The front door didn't lock probably so at night u were half awake BC of that. Beds were new but the carpet was still the 70s and stained. It's a place where u would stay once and leave. Pay the extra to stay at the big ones. Manger was awesome and great to deal with. All in all it's a place to stay away from."
