"A few takeways from our stay: Location: The stay is East of Zion so it is about 27-30 minutes to get to the Springdale entrance of Zion. Amenities: Restaurant on-site available for breakfast at 7 am, lunch, and dinner. S’mores are available at 7-9 pm. Coffee and to go snacks and sandwiches are available starting at 5 am. "The Novel House was very convenient to Zion NP and all the restaurants in Springdale. The staff were very friendly and helpful with questions about the park and the town of Springdale. The rooms were wonderfully decorated in various themes of authors. Safety and security was excellent. Parking was right on site and readily available."

"We stayed 2 nights as part of our road trip through Utah. The staff was super helpful and friendly. Our room was clean and comfortable, had a view of Watchman and the farm next door (goats and turkeys). Having the Springdale shuttle stop right there was a plus. The included breakfast is at a restaurant using the meal voucher/coupon that you get at check-in. So you got to order off the menu. Lots of shopping and restaurants all within walking distance. "They provide big and clean towels. But a lot of ants in room and bathroom. We send them a message to management to tell them need to clean room next day. They said they would tell housekeeper clean room. Next day when we back hotel later afternoon, they don’t do anything. Still a lot of ants in room and bathroom. The check out day morning when I lay on bed, I feel itch and find an ant on my face. I jump out from bed. It’s horrible. We travel many places and never have seen like that."

"Overall, not a bad stay. This is not a 5 star hotel by any means. It is a little expensive, but you are located in a good area. THERE IS NO FREE BREAKFAST included. You have to go to their restaurant to eat and it will cost about $50 per couple. There are better places within walking distance. The room was nice, albeit a bit small, but was clean. The pool was nice and some days overcrowded with kids. I probably would stay there again, but would have to get a better price."

"The place is not brand new as their website states. The free breakfast is in a paper sack. That’s not continental to me. The bed and couch were not comfortable. We had to ask for more toilet paper and clean towels. I would not recommend this place to anyone honestly. Definitely not worth the price. We even left a day early."

I reviewed my Expedia booking and in the information it said parking available amongst other details such as internet provided as well. I rely on the total cost function of an Expedia booking when budgeting/planning and shouldn’t have to dig into the fine print where it says there is an additional al fee per day for parking a car. I’m sure that 99% of travellers into Springdale arrive by car and do...

"We had the hiker's room, and it was by far the smallest room I've ever been in (maybe 8x10 not including the bathroom). We had two twin beds with a dresser in between. There was about a foot and a half at the foot of the bed to the wall. We would have had more room without the dresser. Bathroom was also small. Walking around the property, it was pretty and well kept. Looked like all the units were small. Conveniently located. Easy walk to find food and close to park entrance."
