"Larchwood Motel is well located. However it is severely lacking in up-keep and maintenance. Upon entering the unit it was smelly - stale alcohol/smoke. We opened up the room (it was freezing) for 15 minutes or so to air it out. The curtains are shabby and ill fitting on some windows. The bathroom was adequate but again shabby, a soiled towel had been left on the hook from a previous stay. The one positive is that the bedding/beds were clean and crisp. "Beautiful room with great view of the lake, church and southern alps at Lake Tepako. Very modern, well furnished, and warm for our winter stay. Very close to cafes and restaurants. We stayed two nights for our visit and Heli hike to Mt Cook. Would definitely stay again."
