"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"Extremely overpriced for the quality of the property. I’d say it’s worth no more than $200 per night. Definitely not the $600+ that we paid for 1 night. Linens could definitely use replacing or some bleach. Everything looked dingy. Only positive was the location. Will not be staying here again."

"Very well maintained hotel with friendly staff who really care about the quality of their hotel. Our king suite with full kitchen felt like a roomy one-bedroom apartment. Breakfast buffet had many options, all served hot, and we were able to skip lunch many days due to being full from breakfast. Great location allowed us to walk to downtown and eat at local restaurants and it was a quick drive to Baycare ballpark, and local beach towns. "

"We enjoyed the swimming pool. The temperature was really nice ,lovely setting for the breakfast and quiet and very cool and comfortable bedroom The kitchenette only has a microwave. I never really understood why there’s all these kitchen cabinets and they’re totally empty not even a bowl. I would stay here again a bit pricey but so is everything else in the area"

"Room 504. Television unwatchable due to reduced brightness and no adjustment available on remote. Toilet very low, with no hand support for tall person leverage. Cheap plastic toilet paper holder falls apart in pieces on the floor when roll in rotated. No useful electrical outlet at desk Lamp cord strung six feet across corner of room, two feet above the floor. Poor shower head, with no hand-held. No cancellation policy screwed us out of $100 -- paid $400+ for a room going for under $280 now on...

"Check in was AMAZING - Linda was checking us in (and we arrived well into the evening) was so thorough and helpful. The room was good. Location was amazing for easy access to the game and a centralized location. I would say the only things that made me give less than 5 stars was that we were asked if we wanted daily housekeeping and that didn’t happen. "Location was perfect! Easy walking distance to the pier & restaurants as well as beach. The pool bar served food & non alcoholic drinks on the beach which was an awesome convenience for a quick lunch. Our room was clean & all staff we encountered were friendly & polite. If you plan to grab breakfast at their coffee shop, be prepared to wait. We didnt get anything heated so our food/drink wait wasn’t long but the lines were. "Staff is top notch, especially Shannon, however elevator broken for 6 out of 10 days we stayed here. Pool heater broken entire stay. Pool had lots of leaves everyday, there was an older gentleman who cleaned the pool and it wasn’t really his job. So we appreciate him. Rooms could use some updating, sofa was old and stained on the upholstery. Rooms are sparsely furnished. Conveniently located to anything you may need. "
