Wonderful host who provides stories and music nightly for free. Love the history of this old home. This is the type of quaint, wholesome home that I love to visit when I travel. Hearing local stories about local people.
The staff were excellent here. Very attentive and helpful, and the checkin and checkout were very quick and smooth.
The breakfast is basic, but good. If you prefer a proper hot meal, there are many restaurants and cafes in the area.
The room and hotel were clean, but without keeping the window open the room started to smell a bit musty, but not overly so.
We had an amazing experience. This is a historical house, and the owner goes extra mile to maintain the property's historical vibe. They offer a light breakfast in a room with the original 18th century decor, and the owner has music performance in the evenings telling about history of Edinburgh and local landmarks. It felt like visiting a family, all the stuff is very helpful and accommodating.

it was very clean, comfortable beds and quiet. I really enjoyed the evening gathering offered by the owner. He played instruments and sang as well as told stories about Scotland.
The location is a 15 to 20 min walk to the castle. Breakfast is sit down continental and is nice. The owner does a music and history talk at night which was enjoyable. The building has history that he talks about.
The staff is ....friendly
The staff were really good and very helpful. The property was what I needed , clean, and a great location, but a bit pricey for what you get. The shared bathroom was clean but I could hear when anyone went to the bathroom. I enjoyed the Scottish music in the evening which was a really nice and interesting touch. My only two less positive points would be that breakfast finished at 0900hrs which is a bit early if you wanted a lie in and the price of a "single" room which was pretty small for a price of over £115 per night. However overall I really enjoyed my stay at Averon Guest House.

I stayed in a single room and shared bathroom. The view into the garden was a great way to wake up. No complaints! The only issue I had was that the walls are thin and the people next to me were not concerned with waking others. Their shower pipes ran the wall next to my head while I was sleeping. They showered late at night. Other than that the staff was amazing, the Scottish music was phenomenal, and breakfast was a great start to my day. Thank you Averon Guest House for making my visit even better.
The property was easy to find and there was parking close to my room. Breakfast every morning as well. The room was small, but clean and towels were available.
I booked this hotel because it listed as a 3 star hotel. However it much likes a hostel rather than a three star hotel. The room is a little dirty, especially the curtain. The bathroom was shared with other guests and locate far away from the room and is small. No shampoo is available. No dryer. Taking bath is not convenient. The room is near the entry doors and breakfast room. Morning is a little noise. The TV is extremely small. The hotel is too expensive comparing what they can provide. Expedia should not list it as a three star hotel. It is extremely misleading.
