Nice quiet location in Leith. Convenient to bus station for Edinburgh centre. Prior to arriving we did not receive the code for entering the premises ( no staff on site) so somewhat complicated having to wait for a reply to our phone message for the code.

Our room was clean and nicely decorated, the check in was well organised and friendly, it is a 10-15 minute bus ride away from the city centre, neighbourhood is quiet, nearby to shops and some good cafes. Definitely worth revisiting.

from checking in till departure this was a wonderful experience nothing was too much trouble the complimentary Shortbread and sherry in the room was a lovely touch bed so comfortable and facilities as good as a quality hotel was a business trip for me but will use again both for business and pleasure

I love the neighborhood! The room was clean and the staff was nice when I saw them. The bed was a little hard for me, but that’s just my take. Thanks for a wonderful day.

Absolutely no response to messages, phone listed went straight to voicemail and no returned messages. Creaky stairs up to top floor with no elevator. Check in guy was impatient and was no where to be found when assistance was needed. This place will be a nightmare if you have airport luggage and the rooms were uncontrollably hot and cramped. Not close to anything but a park unless you like to walk a while. Will not stay again, horrible experience

A building haunted by a grander past. An ex hotel, the once dining room now an empty space, a pushchair parked in one corner. Apart from a cleaner, apparently just one full time staff member filling receptionist, cook roles. Nice enough, clean room. But a hint of previous occupants' sweat about the pillows. Cheap sausages and salty bacon for breakfast. A cheerless place.

The guest house and my room were very clean and quiet. There are bus stops near by to get around easily. Communication with the proprietor was very good. Overall experience was great.

Average guest house, self-entry with key code and room keys in an envelope inside. So didn't see anyone from the property throughout our stay. Would have been nice to at least have them say hello or check in on us. Some things in the room a little bit poorly maintained, e.g. a curtain missing, bed a little wobbly and noisy. Shower pressure was quite low and not able to lock the bathroom door without taking the key in with you. Overall fine but nothing special, especially at Edinburgh prices.

Clean and comfortable. The best of both worlds (AirBnB and hotel). The room was made up every morning but the cost was quite low. I'd stay again when I return to Edinburgh.

Had a great stay

Wonderful place to stay in Edinburgh. It is walking distance to many different spots and it is easy to reach by tram and walk. The staff was wonderful and very helpful.
