This is a place to sleep little else. Owner is a great guy, The price was right the door locked, and the owner offered us a free 2 night stay after the remodel

Loved it! They had last minute availability, the staff was flexible and accommodating. The motel room was very clean, had a kitchen with plates and pans provided, a flat screen tv, a little fireplace, etc. Overall was better than expected for such a cheap price.

Please stay away ... owner was Very rude ... Took our money and we Never got to stay there ... 300 wasted ...we showed up with no where to stay on the 4th of July at 8pm .. we had reserved a month in advance and drove 10 hours ... We Had had Car Trouble the first day and called and Left A Message..No response .. we had already paid for both nights ... he got the message .. He said he cancelled Both nights ... Because we couldn’t make the first one even though we paid for both .. he wasn’t in property and said too bad read the fine print .. and kept our money ... plus the place was a brink Make shift motel .. it was no place anyone would want to stay ... Much grief and still dealing with it

Fun Cabana Style and Great Location

Close to where we needed to be and surrounded by beaches and restaurants. Old school cabana vibe and very large rooms. Could be a little cleaner and needs some updating but overall it was a great place to stay. The kitchen & Fridge were great as well.

Terrible

Got to the hotel and was told that the room we reserved was unavailable. The front desk staff scolded me for not calling the motel directly and booking through hotels.com. This staff member was extremely unprofessional and not helpful in the least bit. All parking was street parking.

Not a bad place for the price, the manager in charge couldn't find our reservation at first and was a bit strange in general. We stayed two nights, after the first the manager knocked asking if we were leaving.. I had to remind him we paid for two nights.

This is the worst place I have ever seen. By no definition is it a hotel. It is best described as a very low-end weekly apartment. Highlights: Frayed mis-matched towels, trash can that says”beer cans only”, “office” that might be where someone lives, beds that are at least a decade past needing replacement, and much more. Manager suggested he would let Travelocity know that he canceled so we could get a refund. We were there about five minutes. Now they refuse to acknowledge that they suggested that they would let us cancel. I beg the city of Fort Walton to inspect this establishment, because it would be shut down.

Check in begins at 3PM, we arrived at the beach early in the day, s decided to spend the day on the sand. We arrived at the hotel at 8, and saw the property has no parking area, other than on the road, which is more like an alley way. The hotel looked more like bates motel than anything suitable. Even then, we attempted to check in. We were then told that the room wouldn’t be ready for another hour, at 9PM. After advising that is unacceptable, as we were ready to crash for the night, he owner finally said he would give a full refund. He then told Expedia I was requesting the refund for ‘not close to family’, when we didn’t even have family in the area. He tired to make it out that I canceled for my own reasons, when it was him who didn’t have the property ready.

Loved the visit to Gipson Inn

This motel is under remodel. The manager, Tim makes up for any remodel in progress. Anything we asked for, he immediately took care of. We felt very safe. The price of the rooms gave us money in our pockets to use for other things. We will return to Gipson Inn on our next trip to Florida.

TLDR The property is clean and in a great location. I would definitely stay here again. Unlike what I read in previous reviews, we saw no bugs during our stay. The property is undergoing renovations and it was clear that Tim is trying to make this a nice place to stay. It was meticulously clean, and only a mile from the beach. The condition of the property reminds me more of a hostel than your typical hotel (Think India House in NOLA without the murals). If you are looking for your typical beach hotel experience, stay elsewhere. If you want a sizable room that is close to the beach and don’t care about fancy soaps and stuff, this is a great option. -A/C works great -flat screen tv -mini fridge and microwave -a kitchenette is about to be installed My recommendation to the owner is to get some mirrors, and upgrade the towels and sheets to white. Keep up the great work! I’m looking forward to staying here again.

Beds were absolutely horrible, holes in walls, bar of used soap ( with hair stuck to it) provided in bathroom, which was nasty dirty. Fridge shelves were all broken out and bottom was full of water. Unlisted additional $40 required at check in while gentleman inferred he really didn't want us there.

This 7 room bldg. isn’t as appealing as the picture shows. If your looking for an inexpensive room to sleep and shower you got it, room comes with a double size bed not table or chairs. If your a male no worries but no way would I allow my girls to stay. If you don’t mind your car being parked on the street or beside a funeral home parking area your good. The light switch when you first enter this room didn’t have a cover, not a big deal unless you have a metal object or keys in your hand and accidentally make contact with the hot wire then consider your stay there will be even more of a shock. Really surprised Florida doesn’t have this in there bldg codes. That was my red flag, this joint is there for money only and has no respect for people. Sad really, so be advised you shouldn’t judge a book by the cover. A photo of what is really their would scare off most, half way houses in Texas are nicer

I wish I could post a screenshot of the exchange between the hotel and myself. I arrived at the hotel and the door was locked. The doorbell was out of order and there was a number posted on the door for entry. I called the number and received no answer. I called Expedia who canceled the reservation allowing me to stay at another hotel. The next day, I received the following from this hotel: "you really no how fabricate stories. Are you a lawyer. I suggest on your next stay look for a 5 star hotel with bigger wallet and they have problems."
