The location on the corner of a quiet road junction was convenient, the staff free check in / out was sensible and progressive consistent with all relevant information gathered during booking.
Street parking was ample and the room clean - if a little small for the furniture present.
The bed was clean, soft and had enough bedding.
The room and bathroom finishing was adequate, sanitary, but showed some signs of inconsideration (knots on the door frame showed through the paintwork - i.e. no 'knot priming' and the silicone sealant on the shower door was clean, but nearly 2cm onto the tiles in some places; the same tiles had been used on the floor as the shower so, while decorative and functional, difficult to clean / wipe down; there was an opening window but no extractor fan - so a damp bathroom or noise from the pub downstairs [NB: reviewed during world cup]).
The range of self-serve continental breakfast was more than adequate; the small, clean, neat space to have it in was sufficient for one room/two people (booking instructions stated that breakfast could be taken to rooms on trays....once fully prepared which: low space) but not two (4 adults) really....waiting for toast, microwave porridge and kettles to boil.
In summary: 'adequate' - a decent property at a reasonable price....but everything was a little tight to the point of being cramped.
Bar located below was a nice idea; when I visited all seats were occupied with many patrons nose-in-phone so went elsewhere.
