"I liked being greeted by staff like I was an old friend. They sat us comfortably in a cozy lobby area with drinks and warmth. To be honest until we got here I was not liking Italy at all. This hotel and staff was/is all the good stories I have heard about Italy. I liked it so much I changed our trip and extended our stay here in Venice another day. Thank you for letting us see the original side of Italy."

"We booked a family room for our family of 5. Room was clean and they provided enough towels for each one of us. They provided complimentary water and coffee in the room. Water pressure and temperature was perfect. We each were able to take a shower back to back without any loss of heat. The room is slightly dated but they are working on renovation throughout the hotel. My kids enjoyed that it was an original older building with lots of nooks. Breakfast was delicious. Grape variety something for all of my children. Staff was friendly and welcoming. Offered espressos or cappuccinos. Felt like a true bread and breakfast. We would definitely stay again. Elevator was working so we use that to move our luggages up the stairs. "

"Rooms were lovely, we got a free upgrade which was a bonus. Rooms were clean and well equipped for our two night stay. Location was good, canal front and there is a public transport stop right at the hotel. Bar staff were hit and miss - Bengali barman was wonderful!! Staff at reception were helpful and relatively knowledgeable (we were told cash only for Gondola ride, however, this is not the case). We didn’t eat at the hotel so could not comment on food. Overall we really enjoyed our two night stay here. "

"Breakfast was good. Staff is pleasant and helpful. Location was excellent but room was noisy due to restaurants and people around. Most importantly, the whole hotel requires renovation -1) old and dirty carpet, 2)stale air and poor ventilation, 3) room aircon was not functional, 4)bathroom plumbing is poor (does not flush properly even though it flushes), 5) the hotel room was above restaurents so I get abundant free cooked fish aroma every night. The deal breaker was the aircon. The room was stuffy because the air vent was blowing humid stale air. I tried opening the room window and found mosquitoes in the room in addition to the restaurent food smell.I complained to the staff about the aircon and was told they would send someone to look at it but that did not happen and neither was it fixed. Toilet seat was not aligned with toilet bowl and bathroom fllor tile was cracked and not fixed."

"hotel was perfect for our 1 night stay to explore Venice. the room was nice and clean, breakfast had lots of choice including a waffle station which we took full advantage of! Venice is only a 10 min walk to get into the heart of it and explore. all in all was a perfect base for the night for what we needed and would defo recommend. its also the penultimate stop on the water bus stops (blue line) so you get to almost get a full tour around Venice too (about 80-90mins from airport) "

"The hotel is classified as a 4 star, but not the standard rooms. It is clean, but the bathroom really needs updating. They still use the 80’s hairdryer with a hose… Breakfast was really nice. Best location to all attractions. "

"Staff were all fabulous the only thing that let this place down was the worn out decor,we stayed there a few times in the past 7 years but this time it was really noticeable peeling faded wall paper very worn chipped furniture, bath that you had to stand in the toilet to get in !!!! Bath didn’t work no plugs in sink or bath . Bedding changed every day and housekeeping was very good "
