"Great access to nearby bus route which was ideal for tourism. The bed was clean and comfortable. The breakfast had all the basics and was very nice. We were greeted via doorbell in a friendly way and given a code for our room upon arrival via text message. On the way to the B&B, there was an accident in the middle of Linlithgow cutting off all traffic through the town and I had no idea how to get through to the B&B. Without needing to call, Catriona messaged us with directions helping us get around the traffic and saved an extended argument in the car! "We went to Edinburgh for the fringe. The B&B was excellent. Good breakfast and well looked after. Like being part of the family. Close enough to the centre to make it walkable if you are young enough. "

"We stayed here a few nights to visit Edinburgh in festival month. The owner is very welcoming and friendly; but the standard is disappointing by today's standards. A dog seemed to have stayed in the room before us (she takes pets) which needed more thorough airing and cleaning. The room had a slightly tired feeling. The setting is lovely and it is handy for Edinburgh - 30 mins by car and a good train service from nearby Linlithgow."

"Great family run place with nice rooms and a covenient location. This place is great if you're renting a car or not. It's right by the train station that goes to either Glasgow or Edinburgh, but in a small-town area so that if you have a rental car, it's easy to manage. Lots of sights to see nearby. Great Scottish breakfast on request! Nicola is an excellent cook."
