"Gorgeous view and location. Was unaware that the restaurant was closed due to flooding which was inconvenient as when we booked it said that the restaurant was still operational. Everything was a bit run down but clean and smelled great. Shower appeared to be a bit dirty around the edges and sink took a while to drain and toilet didn't flush well. We wish we stayed more than one night to take advantage of dinner and amenities. We drove from picton on way to auckland so arrived late and left early! If we ever come back we will stay longer for sure!!"

"The location is excellent but that is where it ends. I have no idea why everyone is giving it the 4 or 5 stars. Please people tell the truth. The rooms are mediocre at best and very dated. "My fiancé and I absolutely loved the black swan hotel!! Such a relaxing environment to unwind after a busy travel day or activities around Rotorua. Would 1000% recommend!"

"It was basic accommodation. We were concerned that the main door was lockable but not the door to the balcony. We only had 1 pillow per person and only a kettle. The sound proofing is not good you can hear people in adjoining rooms."
