"Given that there is free parking on the premises one can walk from the property about 40-45 min to Royal Mile and maybe 50 to 60 min to the castle. The walk is through a nice neighborhood and can be considered part of visiting the city. The room I had did not have much furniture but had everything we needed for comfortable overnight stay. It was a clean, modest room for a reasonable price compared to other offerings in the city, perfect to crash in the night."

"We were there for 5 days. Good and bad points, first on arrival there was no parking (advertised as free), when we found parking it was expensive. The location is fine, nearto buses and trams. I wouldn't classify this as a Hotel, more serviced rooms with very limited facilities - i.e no drawers anywhere to put clothes and very limited hanging space, no fridge etc, 2 of us shared the one chair between us. "Great communication from Sandaig for check in and key details. Lovely, comfortable and clean room with fabulous en suite facilities and very quiet. A welcome decanter of sherry greeted us in the room which was a lovely surprise. Walking distance into Leith, Ocean Terminal and less than 5 minutes to buses that take just 20 minutes to the Royal Mile. Great location and very reasonable price. Recommend very highly and will definitely stay here again. "

"Amazing bed and breakfast in a perfect location for us, for attending Fringe Festival, with bus stop directly outside and regularly buses. We received a very friendly welcome and our room was a good size with very comfortable big beds, tv, tea and coffee facilities which were renewed each day, plenty of towels, and complimentary slippers with a lovely view overlooking a park.
