"We had a great stay at this hotel! The staff were friendly and welcoming, the room was clean and comfortable, and the location was convenient. Everything went smoothly, and we felt well taken care of throughout our stay. We would definitely recommend this hotel and would happily stay here again!"

"Perfect place for our trip to Edinburgh! We loved staying in Leith as a way to decompress from our busy city days. The neighborhood was quiet, charming, and beautiful. The hospitality at 3 John’s was exceptional. We would happily stay here again."

"The host could not do enough for us, perfectly lovely place"

"Nice place for what it is but location has 2 big issues. Road noise is extremely high especially very early morning, bring ear plugs. Buses do go direct to central city but are overloaded in the mornings - commuters and lots of school kids. Some buses are so crowded they don’t even stop"

"Er valt niet veel van te zeggen, de sleutel ligt klaar, voor de rest is er niemand. We hadden de kleine kamer, met bed en wastafel. Deze was prima om in te slapen maar kan een update gebruiken ( behang wat met crepetape wordt vastgehouden)"

"Staff were very helpful,Emmeil was a lovely helpful person to greet us in the morning for breakfast, which was first class!."

"The location is ideal - easy parking, a short bus ride into the city or walk to Leith. The welcome from Luke was warm and room 9 is pleasant enough. The free snack and a drop of sherry is a lovely touch. Sandaig House just needs a freshen up in the décor department."

"Do not stay here!! The room and property were nothing like advertised. It was literally a closet with 2 beds and a toilet. The beds had no mattress just box springs! The floor was dirty and carpet was bumpy. The lounge area outside was a trash heap. Absolutely worst hotel I’ve ever stayed in. We checked out a day early. I repeat DO NOT STAY HERE!!!"

"nice stay"

"Great place, in a great location 😄"

"Great location, nicely furnished and an easy walk to Waverley Station. Plenty of shops and restaurants nearby."

"It was a nice clean private room. The shower/bath room was clean as well. There was a bus station right next to it. Very convenient."

"We were in the attic room so bathroom was across landing,no lifts so no good if your struggling with stairs.Room was clean also a fan in the room if needed,a hairdryer and a mini fridge with a kettle and tea coffee sugar and milk provided. We didn't have breakfast which is £12.nice garden with a sitting area where you can smoke.Number 11 bus opposite side half way down which takes you into Waverly or you can go to bus stop on top road opposite church and catch the 16 or25 bus into Waverly...

"Grosvenor Suites was in a perfect location! Very clean, very comfortable and very easy to check in/out"

"Fantastic welcome from helpful staff. A really comfortable, clean guesthouse with spotless en suite bathrooms and access to a private outdoor courtyard."
